The Office Building Division of Mitsui Fudosan Co., Ltd. conducts environmental accounting for office buildings that Mitsui Fudosan owns or partially owns.

The amount invested in fiscal 2007 was 178,673 thousand yen, which was used for heat source renovation work and air conditioner renovation work.
Expenses for this period totaled 781,014 thousand yen, composed of maintenance costs for various equipment for the proper operation of building equipment in terms of energy management, as well as expenses to wash mid-performance filters and other expenses.
Accumulated expenses from the base fiscal year reached 3,675,203 thousand yen.

The environmental load index for fiscal 2007 remained roughly flat overall compared to the previous fiscal year. However, when compared with that for the base fiscal year when the concerned effect began to be calculated (fiscal 2002), each of the indices has basically improved.
The index of Consumption of Electricity Used for Administrative Purposes by Floor Area was 7,590kWh/thousand m2 this fiscal year, an improvement of 3,350 kWh/thousand m2 less (30.6% reduction) from the base fiscal year (10,940 kWh/thousand m2).
The index of Consumption of Water Used for Administrative Purposes by Floor Area was 54.28 t/thousand m2 this fiscal year, an improvement of 23.68 t/thousand m2 less (30.4% reduction) from the base fiscal year (77.96 t/thousand m2).
The index of Improvement of Recycling Rate to Total Waste was 61.73% this fiscal year, an improvement of 16.96 points more from the base fiscal year (44.77%). In addition, as a result of the improved waste recycling rate, the index of Consumption of Disposed Waste by Floor Area was 0.90 t/thousand m2 this fiscal year, an improvement of 0.29 t/thousand m2 less (24.4% reduction) from the base fiscal year (1.19 t/thousand m2).

Calculation of Environmental Accounting
- Investment and expenses required for environmental conservation were calculated in the environmental conservation costs, and environmental conservation effects and economic effects were calculated in the environmental conservation effects. In addition, fiscal 2002 is regarded as the base fiscal year for comparisons/calculations.
- Expenses for environmental conservation costs include depreciation allowance for equipment, etc. invested in.
- Among environmental conservation costs related to administrative activities, expenses for conducting occupational knowledge training and other expenses are posted.
- The basis for conversion into CO2 is as follows. In order to compare with the base fiscal year, the numerical values for this fiscal year and the previous fiscal year were also calculated according to the following basis.
CO2 emissions coefficient (other than electricity): The CO2 emissions coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002)
CO2 emissions coefficient (electricity): The CO2 emission coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002) (the numerical value for general electric power suppliers is used)
- Incorrect numerical values were used for the Consumption of Total Purchased Amount of DHC* for Administrative Purposes by Floor Area (after correction using the occupancy ratio), the Consumption of Water Used for Administrative Purposes by Floor Area, the Consumption of Disposed Waste by Floor Area, and the Improvement of Recycling Rate to Total Waste indices. Therefore, the concerned values were modified into correct ones upon this calculation.
(*) DHC: Indicates the energy used at local air-conditioning and heating facilities (facilities that provide air-conditioning and heating as well as hot water, by concentrating the heat source of several buildings in a specific area in one location from which cool and warm water for air-conditioning and heating and such is sent to each building).
Characteristics of the System
- By linking with the fund management system in the Building Division, environmental costs and environmental effects are automatically and effectively calculated.
- The environmental burden is corrected according to the occupancy ratio and the total floor area to gain an understanding of the accurate consumption by floor area after the correction.
- The disclosure format is prepared in conformity with the Environment Accounting Disclosure Format recommended by the Ministry of the Environment.
