Mitsui Fudosan not only provides energy-saving buildings but is also conducting energy-conservation activities to decrease CO2 emitted during the management operations of its buildings. Such activities include energy conservation activities in daily business activities, as well as the promotion of energy conservation through a shift to energy-conserving facilities and the management and operations of such facilities.

Mitsui Fudosan is working on energy conservation activities in our daily business activities by implementing the Cool-Biz Campaign, turning off lights or PCs when they are not being used, and observing the practice of idling stops.
Mitsui Garden Hotels have participated in “Team -6%” since December 2007 to address energy conservation activities. We are working to raise awareness among employees by posting Team -6% posters and educational posters employing the Mitsui Fudosan Group's environmental logo mark. In addition, when light bulbs are changed, incandescent lights are changed to fluorescent lights as much as possible.

BEMS introduced
In the Marunouchi Mitsui Building (Chiyoda Ward, Tokyo), we conducted renovations to convert to highly-efficient heat source equipment in fiscal 2007 by obtaining support from the New Energy and Industrial Technology Development Organization (NEDO). In addition, we introduced BEMS(*3) with the aim of grasping the status of energy use and operation of equipment in the building in an integrated fashion to enable finely-tuned supervisory control.
(*3) BEMS: Indicates the Building and Energy Management System, which is a system that automates and integrates energy-saving monitoring and control for all energy equipment.

The Building Business Division is working on activities to systematically reduce CO2 emissions through our management operations.
In fiscal 2007, for the monitoring study of the status of energy use and operation and management of equipment in existing office buildings, we had professionals conduct energy conservation diagnoses mainly of air conditioning devices in Yaesu Mitsui Building (Chuo Ward, Tokyo), Jimbocho Mitsui Building (Chiyoda Ward, Tokyo) and Shin Kawasaki Mitsui Building (Saiwai Ward, Kawasaki City). In fiscal 2008, we will determine an improvement policy based on the problems extracted and implement energy-saving measures. Further, energy-saving diagnoses and measures will be implemented for seven more buildings in addition to the aforementioned buildings. After verifying the effect on reduction of CO2 emissions that resulted from the energy-saving measures in these ten buildings, we will study the lateral spread of energy-saving measures to other buildings.

First Facilities Co., Ltd. provides our customers with proposals to promote energy conservation of buildings. Therefore, we are working to renovate our headquarter building (Taito Ward, Tokyo) into an energy-saving building by actually using advanced energy-saving equipment to confirm effects and directly see and touch such equipment as if it were a showroom. In fiscal 2007, office lighting equipment in the entire building was shifted to the latest energy-saving inverters with different types adopted for individual floors. In addition, motion detection sensors and central monitoring equipment with BEMS functions were also introduced. In fiscal 2008, we are planning to introduce heat shield window film, heat shield painting and water-saving devices in the bathrooms.
In the days ahead, we would like to provide more practical and effective proposals after actually using these devices and confirming their effects.
