Environmentally-Friendly Designs

Eco-Specifications

Under the objective of providing buildings and services that have a low impact on the environment in each business division, including office buildings, retail properties, hotels, rental accommodations, for-sale condominiums and detached houses, Mitsui Fudosan produces designs that give full consideration to reducing the environmental impact over each building's entire lifecycle based on the eco-specifications. These eco-specifications are a set of voluntary standards for environmental measures, comprising design guidelines such as energy efficiency, greenery, green procurement and universal design standards as well as case studies for equipment and methods.
They are revised as necessary to ensure that they continuously respond to the requirements of customers and society.

Specifications for Green Procurement

The eco-specifications set out for individual business divisions reflect green procurement specifications. These green procurement specifications comprise standard specifications and optional specifications, and show various case examples such as energy-saving equipment, water conservation equipment and non-hazardous construction materials. This allows flexible procurement in accordance with the specific characteristics of individual properties.

CASBEE Certification

Beginning in fiscal 2006, we introduced the Comprehensive Assessment System for Building Environmental Efficiency (CASBEE) (*2), the assessment system recommended by the Ministry of Land, Infrastructure, Transport and Tourism (MLIT), for office buildings and retail properties in order to evaluate the environmental efficiency of new buildings at the design stage. In addition, in the case of office buildings, we make it a principle to acquire CASBEE certification from the Institute for Building Environment and Energy Conservation for our new buildings of a certain scale or larger. As of September 2008, Mita M-Square (Minato Ward, Tokyo), and Akasaka Biz Tower (Minato Ward, Tokyo) are in the process of acquiring the certification.
Further, Yodoyabashi Mitsui Building (Chuo Ward, Osaka City), completed in March 2008, obtained the rank of S by the Comprehensive Assessment System for Building Environmental Efficiency in Osaka City (CASBEE Osaka) (*3) in fiscal 2006.

(*2) CASBEE (Comprehensive Assessment System for Building Environmental Efficiency) is a comprehensive assessment system designed for evaluating building environmental efficiency (BEE), with simultaneous consideration given to the environmental quality and efficiency of buildings, and the impact of the buildings on the external environment. BEE is calculated using the formula of “environmental quality and efficiency of a building/its impact on the external environment.” The larger the figure is, the smaller the impact on the environment is and the better the evaluation score is under the system. CASBEE has a variety of evaluation tools, including four basic tools (planning, newly-built, existing and renovations) for buildings.
(*3) Comprehensive Assessment System for Building Environmental Efficiency in Osaka City (CASBEE Osaka) is a system for a construction client to voluntarily perform comprehensive assessment of architectural structures using CASBEE upon commencement of constructing large-sized architectural structures based on the specific standards stipulated by the Osaka City government, and then submit the plan document on which the assessment results are described to the Osaka City government. Receiving the plan document, Osaka City discloses the outline of the document on its website, etc.

Utilization of CASBEE in Rental Housing Business

In rental housing, an Environmental Team composed of people in charge of development, Group companies that manage rental houses and funds owning rental houses has been established to study environment-conscious activities related to rental houses.
In fiscal 2007, we conducted a self evaluation of the environmental performance of a portion of existing rental houses using CASBEE with the aim of raising environmental awareness and formulating rules for measuring environmental friendliness in rental housing. Based on the results of the self evaluation, we would like to pursue the provision of rental housing with the highest possible level of environmental performance. To achieve this goal, we intend to make effective use of CASBEE hereafter to evaluate the environmental performance of properties at the design stage of rental housing and throughout their development.
