Design to Preserve and Increase Greenery

In urban areas, we have placed a priority on economic efficiency and convenience in development. Consequently, scarce greenery, the lack of an enriching and comfortable life, the heat-island phenomenon and other issues have emerged as major problems.
Mitsui Fudosan is working to preserve and increase greenery in order to contribute toward the alleviation of the heat island phenomenon in urban areas, the creation of spaces for an enriching and comfortable life, the preservation of the natural environment, and the curbing of global warming.

Increase Greenery

In order to maintain greenery in urban area with little greenery as much as possible, each operating division formulates its own specific design criteria and endeavors to increase greenery in ways that suit the characteristics of the region and properties.

Creation of Living Environment with Lush Greenery (Park City Saitama Kita)

“Park City Saitama Kita” (Kita Ward, Saitama City) is a large-scale for-sale condominium that is being developed in the area for a land readjustment project composed of housing, retail, business, park, school and other zones. In “Park City Saitama Kita”, a living environment with lush greenery has been created by arranging the Garden Promenade and Central Garden covering about 7,000m2 to be connected to a city park of about 10,000m2 to be developed under the aforementioned land readjustment project. The Central Garden is designed to allow visitors to enjoy seasonal changes in the scenery through planting arrangements under the theme of the four seasons in Japan, taking into consideration the connection with the adjacent city park. In addition, a space for home vegetable gardens and a large lawn space where children can freely play are also prepared.
Further, the Central Garden is a private garden that outsiders are prohibited to enter, while the Garden Promenade adjoining the city park includes a pedestrian promenade planned for construction to enable local residents to use it as well.

Increase Greenery in Limited Sites in Consideration of the Surrounding Environment (Park Axis Tatsumi STAGE)

Park Axis Tatsumi STAGE (Koto Ward, Tokyo), a rental condominium completed in January 2008, is located between Tatsumi Seaside Park run by the Tokyo metropolitan government on the north and Tatsumi-no-mori Ryokudo Green Path Park run by the Tokyo metropolitan government on the south. Greenery is allocated in the limited space of the site taking into account the connection with these two green areas. On the periphery of the site are planted flowers of each season and trees useful for attracting birds. The rooftop, which is covered with Mascrene grass, has shrubbery planted in some parts and is equipped with a wood deck, plays the role of a rooftop garden to provide the condominium residents with a place for recreation and relaxation.
In addition, on the wall of a multilevel parking tower located alongside Tatsumi Seaside Park, greenery is implemented in harmony with the roadside trees.

MITSUI OUTLET PARK Iruma is located in an area with lush greenery. As a result, we are seeking harmonious coexistence with the surrounding environment abundant with greenery and employing construction designs and various artworks under a “forest” theme. At the same time, we are allocating green space in the periphery of the facility. In addition, we have developed a park that inherits the memorable scenery of the land by replanting existing zelkovas and cherry trees that originally grew in this area and secured an area of about 20,000m2 as green space. Further, greenery on the rooftop and greenery on the exterior wall of the building are also implemented to secure about 25% of the site area to be covered with greenery.

Preservation of Existing Trees

When promoting urban redevelopment, we endeavor not only to preserve existing trees and forests originally grown on the sites but also to make full use of the relics and landform of the site wherever possible in an effort to inherit the memory of the land.

Preservation of an Existing Tree as the Symbol Tree of the Park (Shibaura Island Bloom Tower)

Shibaura Island Bloom Tower (Minato Ward, Tokyo) completed in September 2008 is a rental condominium developed on the former site of a factory. There was a big old sycamore tree when the site was used for a factory. Given that it was a symbolic tree in the region, we replanted it as a symbolic tree Platanus Park run by Minato Ward next to Shibaura Island Bloom Tower and carefully preserved it.

Parking Lot Making Effective Use of Existing Trees (Repark Daikanyama Forest)

Mitsui Real Estate Sales Co., Ltd. opened Repark Daikanyama Forest (Shibuya Ward, Tokyo), a parking lot in which the number of trees cut down was minimized and existing trees were effectively used, in August 2008. Some of the trees originally located in the site were preserved as they existed and trees in the periphery were preserved without being logged. As a result, a parking lot conscious of Daikanyama's image as a quiet city and the green space in the surrounding area was realized.

Planting Plan to Inherit Memories of the Land and Give Consideration to the Surrounding Environment (akasaka Sacas)

Akasaka is an area with many slopes and the development area of akasaka Sacas (Minato Ward, Tokyo) features an undulating landscape. Under such circumstances, we have promoted development in a form that inherits the memory of the land. To accomplish this, we made effective use of slopes, hills and other undulating land features, and replanted 64 existing trees in the development area (of which, 58 trees were replanted inside the site and six in the park to be opened for local residents as well) to preserve existing trees.
In akasaka Sacas, about 21.4% of the site area is secured for green space including the rooftop greenery. Since residential districts are spreading below the hill on the north side, we paid careful attention to these residential districts and arranged green space mainly on the north side. Moreover, we have established a pedestrian promenade and ikoi-no-hiroba (recreation square), along with Entsujizaka Park, which is open to local residents, to serve as recreational spaces. In addition, for the purpose of “blooming cherry blossoms” that is advocated as one of the development concepts, thirty existing Someiyoshino cherry trees within the development area were replanted along Sakurazaka-dori Street within the site. Further, a descendant tree of the Taki-Zakura (Waterfall cherry tree) originated in Miharu, Fukushima Prefecture, which is said to be one of the three major cherry trees in Japan and is recognized as a national natural treasure, and several other kinds of cherry trees totaling about seventy have been newly planted with the goal of allowing people to enjoy cherry blossoms over a period of about two months.

In October 2007, Tokyo Midtown (Minato Ward, Tokyo) received the Ministry of Land, Infrastructure, Transport and Tourism's (MLIT) Minister's Prize for the Green City Award for Fiscal 2007 sponsored by the Urban Green Space Development Foundation. The Green City Award was established by the Urban Green Space Development Foundation to “give honorable recognition to civil groups and companies that have addressed environmental improvement and the formation of better landscapes and attained substantial achievements in the creation of abundantly green environments and towns using trees and flowers.”
Tokyo Midtown was given the award because the creation of the green belt with neighboring areas and the alleviation of the heat island phenomenon were highly evaluated. These was accomplished through development of an open space of about 4ha integrated with the adjoining Hinokicho Park sponsored by Minato Ward as well as rooftop greenery, along with the preservation and use of trees present when the site was used by the former Defense Agency.
