Urban Development as Community Philanthropy and Local Revitalization

Approach to Enhancing “Area Value”

Mitsui Fudosan promotes urban development that brings into perspective the revitalization of surrounding towns and the enhancement of value as an area - rather than the building and facility alone - in view of realizing the principles of “harmonious coexistence” and the “linking together of diverse values.”

Revitalization of the Roppongi Area

At Tokyo Midtown, Tokyo Midtown Management Co., Ltd. is at the center of efforts launched to create urban development that focuses on coexistence and linking together with the surrounding area. Such activities have also been highly commended by local officials.

Roppongi wo Kirei ni Suru Kai (Roppongi cleanup association)

Tokyo Midtown tenants and others involved with Tokyo Midtown join weekly cleanup activities around Roppongi Crossing organized by local volunteers. In the special cleanup held in August 2007, Tokyo Midtown called for participation via its website and other means. After the cleanup, Midtown Garden Cafe was specially opened for a social gathering.

Roppongi Anzen Anshin Patrol Tai (Roppongi safety and security patrol team)

Clearing of illegal signage on sidewalks and illegal bicycle parking, patrolling for school children in the morning and other philanthropic activities for community safety and security are conducted along with Roppongi shopping district promotion association, town councils, Minato Ward and the Azabu Police Station.
In addition, Tokyo Midtown's “power to disseminate” is utilized to promote the attractive features of the Roppongi Area, such as the display of a dashi (float) and the holding of a departing ceremony of the shinkosai (festival with a procession of mikoshi, or portable shrines, carrying spirits) of the local shrine Akasaka Hikawa Jinja on the Tokyo Midtown premises.

Rental Housing Business Initiatives

Urban renaissance in collaboration with the community is pursued at Park Axis Aoyama 1-Chome Tower, a rental condominium whose construction was completed in March 2007 that is a complex featuring public housing owned by the Tokyo Metropolitan Government, a library, preschool, elderly group home combined with other urban functions. In addition to joining Aoyama Itchome Chokai (Aoyama 1-chome town council) and other local organizations in conducting Aoyama wo Kirei ni Suru Kai (Aoyama cleanup association) activities, emergency drills involving the participation of tenants, jogging and cooking lessons for residents, citizens residing in the vicinity and other individuals, as well as other events are held. Initiatives are conducted involving joining forces with the community to consider urban development that would lead to enhancement of the value of Minami Aoyama from various angles.

Urban Development Strong Against Disasters

Mitsui Fudosan strives for “urban development strong against disasters.” Park City Hamadayama (Suginami Ward, Tokyo), which was launched for sale in November 2007, has various disaster prevention and mitigation measures in place as a “town where refuge can be sought” and a “town that supports the community.”

  • The condominium courtyard and common-use areas are also planned to be opened to citizens residing in the vicinity as temporary evacuation spaces in the event of a disaster, via a system linked to the Japan Meteorological Agency's Earthquake Early Warnings.
  • In addition to preparing storage for supplies in preparation for disasters for not only residents but also citizens residing in the vicinity, automated external defibrillators (AEDs) are installed at each condominium building.
  • Water facilities for firefighting are installed to enable support of firefighting activities in the surrounding area as well.
  • A memorandum of understanding on cooperation in disaster prevention in the event that a large disaster occurs has been signed between neighboring town councils and Mitsui Fudosan Residential Co., Ltd.

Organizing and Running Events, etc. at Retail Properties

Cultural events, charities and a variety of other community-based events are held at Mitsui Fudosan Group's retail properties across Japan.
Eco activities are being undertaken at retail properties together with customers under the motto “Eco Hello!” One such activity is the Eco Hello! “Earth” Children's Art Show that was held from March to May of 2008. Through a tie-up with the documentary film “Planet Earth,” children were invited to submit drawings based on the theme of “The 'Earth' I Want to Protect” and the drawings were displayed at five LaLaport facilities (LaLaport TOKYO-BAY, TOYOSU, KASHIWANOHA, YOKOHAMA and KOSHIEN).

LaLaport TOKYO-BAY (Funabashi City, Chiba) Distributes HoloSpex Glasses, which provide a more spectacular view of illuminations, to customers who made contributions to raise funds and donates these funds to the City of Funabashi.

Recipient of the Local Community Contribution SC and Other Awards at The Third Japan SC Awards (2008)

The awards of The Third Japan SC Awards (2008) organized by the Japan Council of Shopping Centers (JCSC) were announced in March 2008. Four retail properties of Mitsui Fudosan were named for the SC Award, New Face SC Award and Local Community Contribution SC Award. The Japan SC Awards was established in 2004 to honor those shopping centers (SCs) indicative of the SC image and social functions for the future. CSR aspects are also included in the evaluation criteria.
In an aim to realize retail properties that are rooted in the community and grow with the town based on the concept of “life solution community,” Mitsui Fudosan engages in a range of activities under such objectives as revitalizing and contributing to the community. The earning of these awards is regarded as recognition of such initiatives.

ALPARK (Nishi Ward, Hiroshima City) Entering into disaster prevention agreements with local citizen organizations and local government bodies, three emergency drills are held per year. Strives for waste reduction through the introduction of a metered charging system for waste.

Children-Based Community Philanthropy

Cooperating with Work Experience

Cooperation is provided for “work experience” where junior and senior high school and other students learn the significance of working and the structure of the society.
In September 2007 at Tokyo Midtown, local junior high school students were invited to experience planting and maintenance of green spaces, customer service within the facility and other work. Mitsui Garden Hotels in various regions are also offered as a venue for work experience (guest room cleaning, front desk service, etc.) for local junior and senior high school students.
Comments like “I had the chance to gain a firsthand experience of hard work as well as the fun of working that could not be learned at school” were received from the students that participated in the work experience.

The Pinocchio Project, an urban development event aimed at providing an opportunity for children to learn about society and build the local community, was held in the Kashiwanoha Campus area in November 2007. Various activities were conducted, including the Pinocchio Market, where children experience working as sales personnel with the support of local shops, etc., and the Pinocchio Media Center, where children gather information on The University of Tokyo, Chiba University, LaLaport KASHIWANOHA, etc. which is used to publish a newspaper. More than 1,000 children participated in these activities as well as advance preparation activities.
This initiative earned the Second Kids Design Award Gold Prize (Minister of Economy, Trade and Industry's Award).

In May 2008, Mitsui Real Estate Sales Co., Ltd., which engages in community-based real estate brokerage, launched Kodomo 110 Ban no Mise (shops where children can seek help when in danger) activities in earnest by leveraging the Mitsui Rehouse network (167 stores in the Tokyo metropolitan area, Kansai region and Chubu region as of July 1, 2008).
This is based on the thinking that utilizing Mitsui Rehouse, which has stores across Japan, as an emergency shelter where children can go to for help whenever they need it in these times of frequent occurrences of crimes targeting the socially vulnerable, such as children, will lead to community philanthropy. Ongoing efforts will be made to create a safe local environment by working together with school officials and the police.
