The Mitsui Fudosan Group upholds “Bringing Enrichment and Comfort to Urban Areas” as its Group Statement. It is based on our belief that the Mitsui Fudosan Group's social mission is to realize an affluent life and provide enrichment and comfort to Urban Areas through the development of richly attractive urban spaces.
Among the tasks to be accomplished to achieve this goal, the three themes of “Environmental Initiatives,” “Provision of High-quality Products and Services” and “Challenges for Creating New Value and Markets” are of special importance.
In order to realize our mission of “Bringing Enrichment and Comfort to Urban Areas,” it is imperative that our products and services maintain a high level of quality, as well as security and safety, for customer satisfaction.
In addition, due to the highly public nature of urban development, an urban area will continue to exist on a semi-permanent basis once it is created.
Therefore, a high level of quality is required to satisfy customers, not only when an urban area is developed, but also maintained and evolved on an ongoing basis.
In other words, what we call “urban development that gets better with age” is necessary. The Mitsui Fudosan Group will strive to provide high-quality products and services as well as sustainable urban development, continuously seeking out the essence of quality that fully meets our customers' needs through communication with stakeholders.
At the same time, it is also vital that our products and services not only ensure a high level of quality, but are also products and services highly evaluated from the standpoint of environmental responsiveness.
It is self-evident that the problem of global warming, among other global environmental issues, is a critical issue that could threaten human sustainability, and we are facing an era when our customers and other stakeholders appreciate more than ever the appeal and value of products and services which respond and contribute to alleviating the global warming problem.
Further, in order to accomplish our mission of “Bringing Enrichment and Comfort to Urban Areas,” we must create new values by constantly keeping pace with socio-economic changes instead of merely adhering to traditional and conventional ways of thinking. The changes of the times will lead to substantial changes in the ideal form of urban areas. However, since people's demand for comfortable space will remain unchanged, the Mitsui Fudosan Group considers it possible to create “enriching and comfortable” cities that maintain a high level of quality through “challenges for creating new values and markets.” When such efforts are realized while taking into due consideration a harmonious coexistence with the “environment,” we can thus make an important contribution to society.

At the Mitsui Fudosan Group, we position global environmental issues, particularly the global warming problem, as our most important and urgent task.
In concrete terms, we give as much consideration as possible to environmental conservation in providing our products and services and commit ourselves to “harmonious coexistence with the environment.”
This philosophy has led to the extensive green space in Tokyo Midtown and the preservation of the “grove and trees nurtured for seventy years” at Park City Hamadayama since the opening of the Mitsui Kami-takaido playground.
With regard to the redevelopment of the Nihonbashi area as well, we are working in cooperation with local citizens toward an environmentally-friendly urban development that fully utilizes elements that should be retained and regenerated based on the concept of “creating new urban areas while retaining and regenerating preexisting elements.”
The Mitsui Fudosan Group's basic principle not only gives appropriate consideration to the environmental performance of the respective buildings, but also seeks a desirable global environment for the entire city.

The Mitsui Fudosan Group formulated the new long-term business plan entitled “New Challenge Plan 2016” and launched it in fiscal 2007. In the first fiscal year, we implemented the three strategies of “customer-focused management,” “business model reform” and “efficient group management” based on the New Challenge Plan 2016. Moreover, we developed our core “holding,” “trading” and “management" businesses in a balanced manner, and as a result, succeeded in reaching our expected goals.
We will continue advancing the New Challenge Plan 2016 to innovate our business model and realize sustainable growth.
At the same time, we will continuously strive to realize social development and an affluent lifestyle through the creation of highly appealing urban spaces. In addition, we intend to deepen our discussions on the social responsibilities required of the Mitsui Fudosan Group and to step up our efforts to fulfill our corporate social responsibility (CSR) based on the Mitsui Fudosan Group's line of thinking on CSR and the themes derived from that thinking.

This is the Mitsui Fudosan Group's third social and environmental report after our efforts concerning social issues were first incorporated into the report along with environmental measures.
We hope this report will help you understand the Mitsui Fudosan Group's social and environmental initiatives, and your understanding of and support for our various efforts would be sincerely appreciated.
