Designs for Energy Conservation and CO2 Reduction to Reduce CO2

Amid reinforcement of measures against global warming, the promotion of measures are being demanded of particularly those operational departments where the reduction of greenhouse gas emissions is making little progress and the importance of providing buildings and services that have low environmental impact is growing.
The Mitsui Fudosan Group is working to provide buildings that have minimal CO2 emissions throughout the entire life cycle of the building by producing designs that consider energy conservation and the reduction of CO2 emissions based on its eco-specifications when newly constructing and renovating buildings.

Installation of Energy-Conserving Equipment

Office buildings and retail properties are installed with sensor-controlled lighting fixtures, LED lighting and other energy-conserving equipment; energy-conserving air-conditioning systems; cold water thermal storage and ice thermal storage systems; and district heating and cooling and other highly-efficient energy supply systems. In addition, for-sale condominiums and detached houses are installed with household gas cogeneration systems and other highly-efficient hot water supply systems, and rental condominiums are installed with LED lighting in common-use areas.

Household Gas Cogeneration Systems

The detached housing Fine Court LaLaCity (Misato-shi, Saitama Prefecture) is installed with ECOWILL, a gas cogeneration system for residential applications. City gas, which is characterized by low CO2 emissions, is used to generate power and the exhaust gas from such is used to supply hot water and heat, leading to energy conservation.

District Heating and Cooling

The office building Aoyama OM-SQUARE employs heat supply using district heating and cooling as the energy source for air-conditioning the inside of offices. District heating and cooling is a system that supplies cold water, hot water, steam and other heating media in bulk from a heat supply plant (district heating and cooling plant) to a group of buildings in a specific area. Centralizing the heat source for the area enables the installation of large equipment that are highly efficient, leveling of thermal load and other positive effects, and is thereby more energy conserving than each building having an individual heat source. This system is also effective in such aspects as reducing air pollutants.

Incorporation of LEDs in Common-Use Areas of Rental Condominiums

We incorporated LED illumination (light-emitting diode) in rental condominiums, namely Park Axis HATCHOBORI (Chuo-ku, Tokyo) and Park Axis KAMATA NIBANKAN (Ohta-ku, Tokyo), to conserve energy. We incorporated them in common-use areas, such as entrance halls, common hallways, parking lots and outside. Compared to former fluorescent lamps or incandescent lamps used in common-use areas, we expect to annually reduce approximately 13 tons of CO2 emission, or approximately 70% for the 2 properties combined. This is equivalent to CO2 absorbed by approximately 2.8 hectares (*1) of forest in 1 year.

(*1) Forest area was calculated based on the data disclosed on the website of the Forestry Agency (natural forest comprised mainly of beech trees).
(*2) The amount of electricity reduced was calculated based on data of Toshiba Lighting and Technology Corporation, etc.
(*3) The amount of CO2 emission reduction was calculated by using the emission coefficient stipulated by Article 3, Paragraph 1 of the revised enforcement order of the Act on Promotion of Global Warming Countermeasures (revised March 2006).

High Heat Insulation and Heat Shielding Performance

At office buildings, hotels, for-sale and rental condominiums and detached houses, rooftop and wall greenery, louver and fin sun shades, air barrier systems, double-glazed and Low-E glass, water-retentive paving with water sprinkling effects and other measures are taken to enhance the heat insulation performance and heat shielding performance of building walls, floors and ceilings. In addition, the introduction of thermal load control through the installation of rolling screens and motorized shields, rooftop and wall greenery and other measures are also being pursued at retail properties where the nature of the facilities make it difficult to enhance heat insulation and heat shielding performance.

Exterior Fins

At the office building Aoyama OM-SQUARE, exterior fins have been installed on the south side and west side of the high-rise tower to block the sun's rays from entering the room and thereby reduce the thermal load.

Eco Initiatives at For-Sale Condominiums Awarded at Good Design Award 2008

Mitsui Fudosan Residential Co., Ltd. is pursuing environmentally-friendly product planning at some of the properties in its Park Homes series.
Among the features are Low-E double-glazed glass, boasting superior heat insulation and heat shielding performance, and Eco-Jozu, a highly-efficient household water heater. On top of these, Mitsui Fudosan Residential also offers Save Earth Display, a remote control for gas water heaters that displays such information as CO2 emissions jointly developed with Tokyo Gas Co., Ltd. As visualization of CO2 emissions and other information is said to be effective for saving energy, Save Earth Display is expected to drive energy conservation initiatives among tenants.
Such considerations of environmental measures in not only the provision of condominium buildings that have minimal impact on the environment (the facilities and equipment aspect), but also in the operations after the move (the techniques and services aspect) gained recognition as “new initiatives for green lifestyles in condominium living” and was awarded a Good Design Award in fiscal 2008.

Effective Use of Natural Energy

Efforts are made to introduce solar power generation, wind power generation and other forms of natural energy at office buildings, retail properties and for-sale and rental condominiums. Energy-conserving designs that make effective use of nature is also pursued by installing top lights, high side lights, etc. at retail properties and outdoor air cooling, etc. at office buildings.

Wind and Solar Power Generation

One wind power generator with a small solar power generator and standing 15m tall (generating capacity: 10kW) was installed at the retail property LaLaport IWATA (Iwata-shi, Shizuoka Prefecture). The power generated by this wind power generator is used to recharge rental electric bicycles that are rented out at the facility. The power is also supplied to the charger for electric vehicles installed at the facility.
At LaLaport SHIN MISATO (Misato-shi, Saitama Prefecture) as well, three hybrid street lights (*4) running on solar power and wind power have been installed.

(*4) Three Hybrid street lights:
Changes were made to the plan which included five wind power generators to be installed on the rooftop of Northern 3D parking space and a solar power generator to be installed in the eco-Garden. We are now ready to install Three hybrid street lamps in the eco-Garden (please refer to the fiscal 2008 version).

Creation of Tools for Calculating CO2 Emissions at Office Building Division

The Office Building Division created a tool for forecasting primary energy consumption by modifying the Energy Conservation Center, Japan's Energy Specific Unit Management Tool, and created a tool for calculating CO2 emissions based on such. This has enabled CO2 emissions after a building becomes operational to be forecast at the time of basic design (*5) and at the time of execution design (*6). Moreover, using this tool, target values for reduction of CO2 emissions were set.

(*5) Basic design: The design that finalizes the outline of a building.
(*6) Execution design: The design that creates drawings required in the construction and determines the content of construction work. Producing a comprehensive design based on the basic design, and including the structural design and facility design.
