Designs for Reduction of Impact of Hazardous Materials to Reduce Hazardous Materials

In order to reduce the impact of hazardous materials on people and the environment, the Mitsui Fudosan Group pays heed to preventing the introduction of hazardous materials from the stage of land acquisition and the stage of building design by taking such measures as employing materials and equipment that do no contain hazardous materials and checking for soil contamination prior to acquiring the land.

Measures to Prevent Sick Building Syndrome

At office buildings, retail properties, for-sale and rental condominiums and detached houses, construction materials (members and materials, adhesives, paints, etc.) that have low formaldehyde (*7) are employed so as not to introduce formaldehyde and other volatile organic compounds (VOC), which are the causes of the sick building syndrome.
In addition, the concentration of VOC of the indoor air environment is measured at office buildings, some for-sale condominiums and rental condominiums after completion of interior finishing work and before handover of the properties to customers. At the detached houses provided by Mitsui Fudosan Residential Co., Ltd., several properties are selected as the sample population for measurement of the concentration of VOC under the objective of confirming the effectiveness of countermeasures against the sick building syndrome that are implemented by employing designs that satisfy the “Detached Housing Design Standards.”
At Aoyama OM-SQUARE and Jingumae M-SQUARE (Shibuya-ku, Tokyo), which are office buildings that were constructed in fiscal 2008, the concentration of seven VOC, including acetaldehyde, were measured at seven points at one time before the completion of construction at each property. The results showed measurements were lower than the guideline values set by the Ministry of Health, Labour and Welfare.

(*7) Construction materials that have low formaldehyde: Construction materials that, based on Japanese Industrial Standards (JIS) and Japanese Agricultural Standards (JAS), emit formaldehyde of 0.3mg/l or less (F : the grade for the lowest emission concentration) or 0.5mg/l or less (F : the grade for the second lowest emission concentration). For for-sale condominiums, only F construction materials are employed.

The Mitsui Fudosan Group conducts a background check on all to-be-acquired land prior to the acquisition. In addition, soil surveys and decontamination measures are implemented as needed to eliminate risks associated with soil contamination.
