
Environmental training for new employees
Mitsui Fudosan provides new employees with environmental training, covering such topics as basic knowledge on environmental issues, the Group Environmental Policy and the Company's environmental initiatives. In fiscal 2008, 27 employees were trained. Environmental training is additionally conducted by each business division. In fiscal 2008, for example, training was carried out by the Office Building Division on reducing CO2 emissions through operational improvements, the Retail Property Division on measures to address environmental issues in retail properties and the Rental Housing Division on studies, etc. of environmental initiatives in the rental housing business. Forest environmental training was also conducted, utilizing Group-owned woodlands in Hokkaido.
First Facilities Co., Ltd. focuses on educating employees on the environment. Training is held for new employees and hierarchy-based education programs for regular and temporary employees once a year. Energy conservation management workshops are also held (eleven times a year). Moreover, an Environmental Management Subcommittee meeting takes place every month to encourage the sharing of information among divisions.

The Mitsui Fudosan Group applies the Certification Test for Environmental Specialists (Eco Test) organized by the Tokyo Chamber of Commerce and Industry to the environmental education of employees.
First Facilities Co., Ltd. has been encouraging employees to take the Eco Test since the first test was held in fiscal 2006. In the FFC Environmental Business Action Plan formulated in fiscal 2007, “Eco Test certification” was positioned as one initiative to prioritize in environmental education and this has been pursued with the goal of having all employees (regular, temporary and contract employees) take the Eco Test. As of the end of fiscal 2008, the number of people who have passed the Eco Test (dubbed Eco People) is 512 employees, translating to a percentage of about 50% of all regular, temporary and contract employees.
Starting fiscal 2009, Mitsui Fudosan is also recommending all employees obtain Eco Test certification. Tokyo Midtown Management Co., Ltd., too, is moving towards making Eco Test certification a requirement.

Observing an electric vehicle
First Facilities Co., Ltd. offers an eco tour three to four times a year. In fiscal 2008, three tours took a total of 114 participants on a tour of a mixed construction waste recycling facility, sewage plant, electric power company and other locations.

Activities aimed at enhancing employees' environmental awareness are promoted in a variety of ways, including Mitsui Fudosan's intra-group magazine “MuFu!” and intra-company newsletter “&you,” First Facilities Co., Ltd.'s journal specializing in environmental information “Kaifu Tsushin” (see breeze communication) and Mitsui Fudosan Residential Co., Ltd.'s intranet.


Eco Unit Award 2008 ceremony
Eco Unit is a term used to refer to a place of business, organization, group, etc. that proactively engages in environmental activities with two or more people who have passed the Eco Test (Eco People) playing central roles (based on a registration system). The Eco Unit Award was inaugurated in fiscal 2008 to reward Eco Units that are conducting distinguished activities and to expand the scope of such activities.
In the inaugural Eco Unit Award 2008, First Facilities Co., Ltd. was honored with the grand prize. Activities such as the lowering of the impact businesses have on the environment and environmental education being voluntarily carried out as a concerted effort throughout the Company, as well as a PDCA cycle being formed and systematically operated for each activity, were among the points for which First Facilities Co., Ltd. received recognition in the awarding of this grand prize.
Environmentally-friendly services of higher quality will continue to be delivered by putting environmental activities into practice in daily operations with minds set on “immediately acting upon what is in our capacity.”
