Mitsui Fudosan Group's Social Mission

The Mitsui Fudosan Group's social mission is to realize the Group Statement, "Bringing Enrichment and Comfort to Urban Areas," which it upholds.

Infused in our Group Statement is the strong will to “realize an attractive and enriched 'life and living' and to contribute to the development of society and the economy, and contribute to the global environment.”

Our social mission is precisely to continue promoting urban development that “improves with age” in “harmonious coexistence with the environment” together with our stakeholders and to continue creating and providing products and services which match the times. Furthermore, it is to contribute to the enrichment of life, or to the development and progress of cities and the entire society along with the local community in which each real estate is located, and not just for the individual real estate alone.

The Mitsui Fudosan Group raises the three important CSR themes of “Environmental Initiatives," "Provision of High-quality Products and Services" and "Challenges for Creating New Values and Markets," as the cornerstones of realizing this mission.

& EARTH -Environmental Initiatives-

Working to resolve global environmental issues is indispensable for the realization of a sustainable society, and global measures to deal with climate change, centering on reduction of CO2 emissions, are urgently needed.

In March 2010, the Mitsui Fudosan Group established a company “environmental communication word,” “& EARTH,” so that all our stakeholders can understand our various commitments to maintaining the global environment.

Through this “environmental communication word,” we hope to reaffirm that our urban development is “together with the Earth” and become a unified Group with our various stakeholders, who include customers, local communities, business partners and the government, to contribute to the development of society and the economy, and contribute to the global environment.

Based on the “Mitsui Fudosan Group Environmental Policies,” we are carrying out the environmental initiatives of the Mitsui Fudosan Group in a wide range of business areas and from various perspectives, which include “Reduction of CO2 Emissions,” “Water Conservation” “Reduce Hazardous Materials,” “Resource Conservation and Waste Reduction” and “Preservation of Biodiversity.”

For example, when undertaking development of buildings such as office buildings and retail facilities, we proactively implement sustainable designs (environmentally-friendly designs) and eco-action (activities to decrease environmental impact) during management operations. Furthermore, with regards to urban development, we are working on the most advanced type of urban development in terms of maintaining harmonious coexistence with the environment and recycling energy and resources, as represented in Tokyo Midtown, or Kashiwanoha Campus City.

In the future, we would like to continue creating these types of advanced cities which will lead to enrichment and a bright future in cooperation with all our stakeholders.

Challenges for Creating New Values and Market

Today, we live in an age where the “maturation of society and the economy” is taking place which envelop changes in the social structure, as can be seen in the aging society, declining birth rate and decreasing population, as well as changes in structure of demand and lifestyles. Furthermore, this is an age where the paradigm is greatly shifting as “globalization” gathers speed. Amidst such trends, in order for the Mitsui Fudosan Group to realize its mission of “Bringing Enrichment and Comfort to Urban Areas,” the Group will ceaselessly improve its real estate business, create new value, and continue taking on the challenge of “Providing Dreams and Inspirations for the New Era.”

Important initiatives are urban renewal, and regional renewal.

The establishment of attractive cities and regions which have the power to gather sophisticated companies or excellent human resources from across the globe, as well as funds and information, will enrich and raise the comfort level of society, and will lead to the next great step of growth for Japan.

For example, in the central part of Tokyo named Nihonbashi, the Mitsui Fudosan Group is promoting Nihonbashi Revitalization which involves creating a town where the scent of history mingles with the hypermodern. On the other hand, in the outskirts of Tokyo and in regional core cities, we are active in developing projects including retail facility projects and hotel or resort projects that make use of each region's uniqueness and attraction, such as MITSUI OUTLET PARK SAPPORO KITAHIROSHIMA.

In line with its long-term business plan, “New Challenge Plan 2016,” the Mitsui Fudosan Group shall continue working on accelerating urban development that involves the construction or rebuilding of this kind of extremely attractive city in major cities and regions of Japan, which people from across the world would like to work, live in, or visit, and on accelerating urban development that “improves with age” and which is in “harmonious coexistence with the environment,” involving constant initiatives to improve the appeal and value of these cities together with the assistance of our customers and local communities. Through such efforts, we shall create new value and contribute to the region.

Provision of High-quality Products and Services

“Safety and Security” is the greatest foundation for developing enriched and comfortable urban areas.

The Mitsui Fudosan Group shall focus first and foremost on “Safety and Security,” and in addition, provide high-quality products and services which enable customers to spend a vivid and comfortable time in a likewise setting.

Being thoroughly customer-focused, we shall set up a high sensitive antenna and think outside of the box. As we receive many advices and hints from our stakeholders, we shall unceasingly work to further improve our company and our products and services.

With Measure of Our “&” Corporate Logo

From the concept behind our “&” mark, with its meanings of “co-existing in harmony” and “linking diverse values,” the Mitsui Fudosan Group shall work to move forward social and environmental initiatives for achieving “harmonious coexistence with the environment,” “creating new values and markets,” or “providing high-quality products and services,” such as the ones mentioned above.

Furthermore, we are working for the enhancement of corporate governance. Additionally through these efforts, we shall contribute to achieving social development and a rich life so that it may further lead to the sustainable growth of companies.

Five years have passed since this report changed from being merely an environmental report to a social and environmental report. During this period, we have worked to make it easier to read and to enhance its contents. We hope this report will help you understand the Mitsui Fudosan Group's various efforts related to social and environmental initiatives, and your understanding, support and honest opinions would also be sincerely appreciated.
