The provision of comfort as well as security and safety based on quality is thought to be a prerequisite for realizing customer satisfaction (CS).

Each business draws up its own design guidelines, manuals, etc. on quality management and puts them into practice to ensure quality is managed thoroughly. The guidelines, manuals, etc. are also reviewed and revised as needed to reflect customer feedback, problems that have taken place, etc.

Tenant Interior Design Manual

The quality management process for for-sale condominiums performed by Mitsui Fudosan Residential Co., Ltd. is introduced here as one example of the initiatives carried out by the Mitsui Fudosan Group. Mitsui Fudosan Residential Co., Ltd. carefully manages the quality of every stage from design to completion of construction based on its own quality management technique Total Quality Project Management (TQPM).
Total Quality Project Management (TQPM)
Based on the thinking of the ISO 9001 series of international quality standards, about 1,500 independent design criteria have been created and quality verification checks of roughly 100 items are conducted. The aim is the achievement of consistent quality at all properties and sites throughout Japan. To this end, the quantifying and routine practice of quality management is thoroughly established. Comprehensive quality management is pursued project by project under an equal, solid and smooth partnership with the parties involved in the business. Through ongoing TQPM efforts, the improvement of quality and the achievement of consistent quality are being pursued as “Mitsui's for-sale condominiums,” even if the designers and builders differ.


For for-sale condominiums, a Housing Performance Indication System evaluation report is obtained at the design stage and construction stage from a third party registered with the Minister of Land, Infrastructure, Transport and Tourism as an objective evaluation of quality management (excluding some properties). Under this system, the quality of a residence is broken down into items and the items are ranked or rated, making it easier to compare the performance of residential properties. In addition, the custom-built detached housing of Mitsui Home Co., Ltd. are also made to perform up to high standards under the Housing Performance Indication System.
