The Mitsui Fudosan Group is committed to ongoing implementation and improvement of security and disaster prevention measures for the provision of secure and safe products and services to customers.
For disaster prevention, drills aimed to prepare for major disasters are held with the cooperation of Group companies and tenants twice a year. In fiscal 2009, the drills were conducted on September 1 (Disaster Preparedness Day) and January 17 (Disaster Preparedness and Volunteers' Day).

A system that assesses, immediately after an earthquake, whether or not a building can continue to be in use based on the data of seismographs installed at several locations within the building has been adopted at eight office buildings in Tokyo and at Tokyo Midtown (Minato-ku, Tokyo).
The risk of collapse is assessed in the initial response, without having to wait for the arrival of experts (estimated to be three days to two weeks later). If a building is assessed to have “large damage / medium damage” and thus no longer usable, the entire facility is evacuated or other measures taken to ensure the safety of tenants and visitors.
Plans ahead are to adopt the system in phases at high-rise office buildings.

In the wake of the 2009 global pandemic of attenuated swine-origin influenza A (H1N1), measures were taken in the office buildings business, including securing mask and other supplies at and disinfecting and cleaning all portfolio buildings, in view of providing security and safety to tenant companies. In addition, the formulation of guidelines on countermeasures for the event of virulent avian-origin influenza A (H5N1) is being advanced for all portfolio buildings.

In the for-sale condominium business, Mitsui Fudosan Residential Co., Ltd. introduced the PRISM EYE security system centering on the Tokyo metropolitan area. PRISM EYE separates the security of condominiums into the three elements of Planning, System and Operation to provide living protection from a comprehensive perspective across everything from the design stage to management and operation after the move, including the establishment of an environment that will make it difficult for suspicious individuals to break in and emergency responses in the event that an incident should occur.

The “prism” in PRISM EYE represents a triangular glass prism. It depicts the image of the trinity of Planning, System and Operation. The “eye” in PRISM EYE represents eyes watching over everyday living.
- Planning: Checking from the design stage based on own Crime Prevention Design Standards
The Mitsui Fudosan Group's own Crime Prevention Design Standards, which comprise over sixty items, were developed based on such guidelines as the Design Manual for Condominiums in Consideration of Crime Prevention that was compiled by the Ministry of Land, Infrastructure, Transport and Tourism, and under the supervision of crime prevention experts. Moreover, upon planning, a Crime Prevention Diagnosis is conducted by a security company and items pointed out are reflected in the design. Products certified under the CP (Crime Prevention) certification system are installed for the front door and other parts of condominiums as standard equipment.
- System: Checking the living environment with a full range of security equipment
The Bell Boy residential information infrastructure, which includes an intercom system featuring a recording function that enables the checking of visitors from various angles, and front door security sensors are installed as standard equipment. Furthermore, security cameras are installed in common-use areas as appropriate.
- Operation: Supporting daily living with prompt care
Alarms in an emergency are not only monitored by the security company, but are also sent out to the management company Mitsui Fudosan Housing Service Co., Ltd. as a double-checking system.
In addition, adoption of such systems as those below is being advanced, centering on the Tokyo metropolitan area, to ensure both security/safety and convenience.
Remote Security System
This is a system that enables customers to lodge their request with Mitsui's customer center to have the security equipment in their house activated on their behalf while they are out, and notifies customers of information on unusual incidents that occur in their rooms as well as visitors while they are out via mobile phone and other forms of e-mail. Follow-up e-mails on what response was taken to deal with the unusual incident are also sent.
Direct Delivery System
Card keys embedded with IC chips are issued to pre-registered newspaper deliverers, etc. This is a system for unmanned unlocking of the automatic locking system and other actions to enable specific companies/persons to only go as far as the front door of residential units at specific times. This system realizes delivery of parcels to the front door of residential units while still maintaining security.
