Efforts are being made to reduce the amount of the chemicals used for water purification and cleaning by introducing items such as photocatalytic water purification machines and photocatalytic coatings that use photocatalysts that have the function of decomposing organic compounds and germs and the quality of not being easy to become dirty when exposed to light (UV).
Mitsui Fudosan Facilities Co., Ltd. is making a transition to chemicals that have low environmental load based on its own standards for cleaning agents (toilet detergents, floor and general detergents, waxes and removers), except for products designated by customers.
As of the end of fiscal 2011, transition to eco-chemicals (except for products designated by customers) has been made for about 87% of products. Additionally, eco-chemicals have been introduced in the “Hamarikyu Mitsui Building” and “Yokohama Mitsui Building,” both newly built in 2011.
Based on the PCB Special Measures Act, PCB waste is properly stored, managed and treated at office buildings, retail properties and hotels.
In fiscal 2011, we properly treated six high-concentration polychlorinated biphenyls (PCBs) machines in office buildings. In addition, there are high-concentration PCBs machines that are already registered for treatment but not yet treated and are being stored, two in one office building, 21 in one retail property, and six in one hotel, and storage and management will continue to be properly performed at each facility.
When disposing of machines that contain CFSs at office buildings, retail properties and hotels, proper treatment is performed in accordance with CFS collection and destruction laws.
In fiscal 2011, 30 air conditioners from five office buildings, 129 air conditioners from five retail properties, and three refrigerators from two hotels were properly treated.

At office buildings and retail properties, guidelines for measures to prevent sick building syndrome have been established in the eco-specifications (design guidelines, etc.) in an effort to not introduce formaldehyde and other volatile organic compounds (VOC), which are the causes of the sick building syndrome. In addition, at Mitsui Garden Hotels, the employment of construction materials that have low formaldehyde (*2) (members and materials, adhesives, paints, etc.) are promoted.
(*2) Construction materials that have low formaldehyde: Construction materials that, based on Japanese Industrial Standards (JIS) and Japanese Agricultural Standards (JAS), emit formaldehyde of the grade for the lowest emission concentration and of the grade for the second lowest emission concentration.
Based on related laws and regulations, background checks of land are properly implemented. Furthermore, soil contamination surveys and decontamination measures are implemented as needed.
