Environmental Conservation Cost

The amount invested in fiscal 2011 was 98,586 thousand yen, which was used for repair of air-conditioners, introduction of air-conditioning control equipment, etc.
The amount of expenses for fiscal 2011 totaled 988,827 thousand yen, which comprised of maintenance costs for various equipment for the proper operation of building equipment in terms of energy management, expenses for cleaning of mid-performance filters and other expenses. In addition, administrative activity costs, including response to the revised Energy Conservation Act and revised Tokyo Metropolitan Ordinance on Environmental Preservation, etc., totaled 165,095 thousand yen in fiscal 2011. Accumulated expenses from the base fiscal year reached 7,095,903 thousand yen.

Calculation of Environmental Accounting

  • Investment and expenses required for environmental conservation were calculated in the environmental conservation costs, and environmental conservation effects and economic effects were calculated in the environmental conservation effects. In addition, fiscal 2002 is regarded as the base fiscal year for comparisons/calculations.
  • Expenses for environmental conservation costs include depreciation allowance for equipment, etc. invested in.
  • Among environmental conservation costs related to administrative activities, expenses for conducting occupational knowledge training and other expenses are posted.
  • The basis for conversion into CO2 is as follows. In order to compare with the base fiscal year, the numerical values for this fiscal year and the previous fiscal year were also calculated according to the following basis.
    ĚCO2 emissions coefficient (other than electricity):
    The CO2 emissions coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002).
    ĚCO2 emissions coefficient (electricity):
    The CO2 emissions coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002)
    (the numerical value for general electric power suppliers is used).
  • Targeted properties of this fiscal year differ from those of the previous fiscal year and base fiscal year.

Environmental Conservation Effects / Economic Effects

The environmental load index for fiscal 2011 tended to decrease further overall compared to the previous fiscal year (the waste recycling rate improved). A comparison with even that of the base fiscal year when the concerned effects began to be calculated (fiscal 2002) shows that each of the indices, except for gas consumption, decreased (improved). The increase in gas consumption was attributable to large buildings that have gas as the central heat source entering into operation, etc. since the base fiscal year.
The “electricity: consumption by floor area of electric power consumed for administrative use” index decreased compared to the base fiscal year from the 10.94 thousand kWh / thousand m2 in the base fiscal year by 5.02 thousand kWh / thousand m2 (decrease of about 46%) to 5.92 thousand kWh / thousand m2 in the current fiscal year (fiscal 2011), resulting in improvement in electricity consumption per unit floor area.
The “water: consumption by floor area of water consumed for administrative use” index decreased compared to the base fiscal year from the 77.96t / thousand m2 in the base fiscal year by 33.67t / thousand m2 (decrease of about 43%) to 44.29t / thousand m2 in the current fiscal year, resulting in improvement in water consumption per unit floor area.
The “improvement of recycling rate to total waste” index increased compared to the base fiscal year from the 44.77% in the base fiscal year by 21.11 percentage points to 65.88% in the current fiscal year. In addition, the “consumption by floor area of disposed waste” index decreased compared to the base fiscal year from the 1.19t / thousand m2 in the base fiscal year by 0.57t / thousand m2 (decrease of about 48%) to 0.62t / thousand m2 in the current fiscal year, resulting in decrease in also disposed waste per unit floor area.
