Initiatives for Realizing Comfort and CS -Being Thoroughly Customer Oriented-

The Mitsui Fudosan Group constantly strives to boost “quality” by being customer-oriented in view of satisfying each and every customer through comfortable use of our products and services.

“Workers First” Initiatives

In the office buildings business, the Mitsui Fudosan Group has been working to create offices that workers find easy to use and where workers can work with rich spirit under the brand concept of “Workers First.” In fiscal 2011 as well, we continued to issue the “Workers First” information magazine, hold CS training for operational management staff, conduct tenant CS questionnaire surveys and implement other activities as we have to date, as well as holding concerts in the lobby of buildings and commemorative events, putting up seasonal decorations and much more.

At “Shiodome City Center” (Minato-ku, Tokyo) “Family Day” was held on November 20, 2011 for office workers who work in the same building and their families. 136 families and 442 people attended, and with the cooperation of tenant corporations a variety of events were held, such as aviation classes, kick targets, chemical experimentation classes, and rooftop experience tours.

“55 (Go Go) Square” opened in March 2011 in the “Shinjuku Mitsui Building” (Shinjuku-ku, Tokyo) as a place for CSR activity and business support of tenant corporations. Various eco-activity, earthquake recovery support, and regional development related exhibits and events were held in 2011.

The “Mitsui's Office Concierge Desk,” which is based on the idea of “workers first,” opened on August 1, 2011 in the Kasumigaseki Building (Chiyoda-ku, Tokyo). The facility offers a variety of services, such as “meeting support” (meeting room preparation, etc.), “business trip support” (ticket reservation, etc.), and “printing services to tenant corporations and thereby helps with time consuming daily tasks. It will continue to realize the “best workers first place” by offering useful services as a business concierge of tenant corporations.

Mitsui Fudosan Residential Co., Ltd. works to provide residences that satisfy the customer by designing the “happiness” of the resident.
One such effort, the “house that has three living rooms” of “Park Homes Takinogawa” (Kita-ku, Tokyo), won the 2011 Good Design Award.
The “house that has three living rooms” refers to the proposal for three living rooms, “L3DK,” one for the husband, one for the wife, and one for both of them, so that appropriate distance can be maintained while still being able to feel each other's presence. In response to the relationships in families that change with time, a place that can be comfortably lived in by people of all ages is created. A pioneering and original living space that carries potential was realized through collaboration with designers.

Efforts for Customer Service Competency of Retail Properties

Mitsui Fudosan Retail Management Co.,Ltd. which manages retail properties, together with the facility management staff, daily make efforts to be competent in costumer communication to satisfy customers.

CS Trinity Customer Service Roll Playing Contest

With job site leaders of retail property information of companies in the same business at the center, a meeting of between companies in the same business, “CS Trinity,” is being held. As part of their activity, a staff member participated in the “Urban Dock LaLaport Toyosu” (Koto-ku, Tokyo) at the “Second Customer Service Roll Playing Contest” and placed third on October 20, 2011.

The “Seventeenth Customer Service Roll Playing Roll Playing Nation-wide Contest,” hosted by the Japan Shopping Center Association, was held on January 20, 2012. Four staff members participated from Mitsui Fudosan Group's retail properties and one of them obtained second place in the fashion and product sales departments.

Mitsui Fudosan Hotel Management Co., Ltd. which manages the Mitsui Garden Hotels holds a “CS Contest” annually, targeting all of the hotels. 31 representatives of the hotels participated in the Contest held on February 15, 2012 to compete in customer service, etc. in daily activities and thereby enhance CS.

Additionally, a CS enhancement theme aligned to the credo was set, and each hotel manager and CS captain are participating as the main axis. We aim to establish a hotel that remains in customers' memories by viewing everything from the customer's perspective, thinking it over, and utilizing realizations and ideas that are born as a result.
Further, at the biannual “CS Promotion Meeting” officers and the people in charge of each hotel attend and report activity about CS enhancement and perform examinations.
