In July 2011 Mitsui Fudosan Residential Co., Ltd. and Mitsui Fudosan Housing Service Co., Ltd. launched the "Sustainable Community Research Group" as a way of communal housing after the Great East Japan Earthquake, thinking it is important to build sustainable communities in partnership with mutual aid and cooperation among neighboring residents. Indices that are thought to be important for the community in communal building will be formulated and effective measures for implementation will be researched in coordination with various external organizations and experts.
Detailed efforts have been started based on the results of the research, such as conducting "greeting residents meeting" in a for-sale condominium completed in April 2012 in the Tokyo metropolitan area and creating a development tool that summarizes the importance of community aimed at existing condominiums.
Cultivating Relationships in “Community”

At “Park City Minami Urawa” (Minami-ku, Saitama-shi), which opened for sale in March 2012, based on the idea of "All Living" that spreads the role of living and dining rooms to common areas and the courtyard, besides installing space, such as the living circle (courtyard), that encourages the formation of community among residents and shared facilities, a wide variety of programs including various events that support the community are offered.
Additionally, efforts to form community among residents are made in structures such as “living goods sharing,” which shares items such as suitcases and barbeque sets, and “hand-me-down project,” which gives items such as childhood products that are no longer used to families who need them.
Creating a Community Base with the Region

At the detached for-sale residence “Fine Court Hibarigaoka Glovilla” (Nishitokyo-shi, Tokyo), a new community base was created with the region by developing city-held woodlands adjacent to all 18 detached residence towns and redeveloping through implementing supplementary planting and thinning based on investigation of the growth of woodlands and installing benches and boardwalks. The idea of “barrier-free” will be taken into consideration, and it will also functions as a place of multi-generational interaction.
This project received the good design award in 2011.
Creating and Disseminating New Value
In the retail properties business, the Mitsui Fudosan Group is aiming for retail properties that serve as the “core of the community.” Efforts are made not merely to offer shopping space but to accumulate service mechanisms and offer a place for interaction of people and information, thereby contributing to regional revitalization. “Eco Hello!” is part of the effort to offer a place of social contribution and opportunities for regional people to be able to casually participate, and continuously performs the following activities.
- Eco Hello! Clothing Support Project
This is a project in which clothes that are no longer needed are collected at retail facilities and making donations to refugees, displaced people and disaster victims around the world through the NPO, Japan Relief Clothing Center.
- Guide Dog Interaction Campaign
Events where participants can interact with guide dogs are being held with the purpose of supporting the nurturing of guide dogs.
- Installment of Pet Bottle Cap Collection Boxes

We are installing pet bottle cap collection boxes in facilities for the purpose of recycling resources as well as collaboration with a project which delivers vaccines to children around the world.
In light of peoples' increasing awareness of disaster prevention following the Great East Japan Earthquake, beginning with disaster prevention experiences and emergency events in collaboration with the fire department, disaster prevention fairs that exhibited disaster prevention goods that come in handy in times of disasters and posted special introductions on homepages were held at 13 facilities during August and September of 2011.

The Mitsui Fudosan Group is putting effort into “urban development strong against disasters” which results in safety and security for the local community.
Introduction of a Regional Disaster Prevention Stock Storehouse
At the “Hamarikyu Mitsui Building” (Chuo-ku, Tokyo), in addition to strengthening the disaster prevention functions of the building itself, a regional disaster prevention stock storehouse has been introduced to contribute to the disaster prevention measures of the region.
This stock storehouse was installed based on Chuo Ward's“Urban Development Project Guidelines.” As part of the efforts in response to people who will have a hard time going home in the event of a disaster, assuming 1,000 people for 3 days, 500 blankets, 14 toilet tents, 14 cardboard assembly toilets, 300 emergency toilet bags, and 100 toilet paper rolls have been stocked as disaster prevention supplies (as of the end of July 2012). These stock supplies were determined upon consulting with the district with the experience of the Great East Japan Earthquake as the base and will be provided for neighboring people who will have a hard time going home in the event of a disaster. Disaster countermeasures are being promoted not only to building tenants but to the whole regional community in collaboration with the region.

Making the Condominium the Disaster Shelter
Disaster prevention stockpiles
At “Park Homes Musashi Koyama” (Shinagawa-ku, Tokyo), where Mitsui Fudosan Housing Service Co., Ltd. performs management work, an agreement to offer a disaster shelter as a meeting room has been made between the condominium'smanagement association and Shinagawa Ward.
Besides accepting approximately 100 people who will have a hard time going home in the event of a disaster in two meeting rooms, it also uses the storehouse in the condominium to stock items such as 300 meals and 300 blankets.
This kind of agreement between the ku and a private flat is a first in the Tokyo 23 wards, and it is expected to be an example to future cooperative efforts between regions and autonomous bodies.
Community Formulation Support of “Shibaura Island”
At "Shibaura Island" (Minato-ku, Tokyo) Mitsui Fudosan, which operates and manages rental buildings, participated as a member of the “Shibaura Island neighborhood community association.” Things such as formulating a “Shibaura Island disaster prevention plan” were performed.
Activities as a neighborhood community association were performed in 2011, such as holding a “disaster prevention academic seminar” in which experts in risk management and disaster prevention were invited to exchange opinions on disaster prevention measures for high-rise condominiums.
Through activities such as these, for “sustainable community formation” through the realization of safety and security that includes response in the event of a disaster and cooperation with the surrounding region, we will continue to support new forms of town management led by residents.
Realization of Safety and Security with a Multi-Routed Energy Network
"Kashiwanoha Smart City" (Kashiwa-shi, Chiba) aims to optimize energy use by introducing the area energy management systems (AEMS).
By managing the multi-routed energy network with AEMS, even when the power supply of a wide area is stopped due to a disaster, it becomes possible for electricity to be preferentially offered to life lines of other facilities, such as disaster shelters, and thereby contribute to the realization of the safety and security of the entire area.

Employees of offices for each of our businesses that are spread all over the entire nation participate in cleanup and other activities to interact with the local communities and to contribute to the areas.
- Office Building Business
Employees pick up litter from the block around Nihonbashi 1-chome Building (Chuo-ku, Tokyo). Furthermore, at Shinjuku Mitsui Building (Shinjuku-ku, Tokyo), employees, along with partner companies, volunteer to pick up litter on the first Monday of each month under the name “55 Clean-tai” (55 clean squad).
- Retail Properties Business
To deepen cooperation with communities, employees of retail properties and voluntary staff of retail tenants are the main participants. Cleanup activities are conducted at LaLaport and various other retail properties at a frequency of once a week to once a month.
- Rental Housing Business
Local staff of Park Axis Aoyama 1-Chome Tower (Minato-ku, Tokyo), together with Aoyama Itchome Chokai (Aoyama 1-chome town council) and other local organizations established a “Minami Aoyama wo Kirei ni Suru Kai” (Minami Aoyama cleanup association). They carry out cleanup activities and attach warning stickers to bicycles that have been parked in prohibited areas, among other activities.

As part of social philanthropic activities, staff of each of the offices of Mitsui Garden Hotels engage in cleanup activities of the local areas.

- Tokyo Midtown Business
Those related to the "Tokyo Midtown" (Minato-ku, Tokyo), including tenants, participate in the activities of the "Association that cleans Roppongi," in which local volunteers perform clean-up activities around the Roppongi intersection area. Activity support, such as posting invitations to participate on the official website, is also being performed.
