Mitsui Fudosan Residential Co., Ltd. announced today that the condominium pavilion for Park City Minami-Senrioka, a 586-unit, large-scale condominium complex located in the Minami-Senrioka district of Settsu City, Osaka Prefecture, is set to open on Saturday, April 10, 2010. The complex is under development in front of Settsu City Station, a new railway station on the Hankyu Kyoto Line.

The Minami-Senrioka district of Settsu City is the site of the “Minami-Senrioka Town Development Project,” an approximately 6.8-hectare development themed on realizing a low-carbon society. A host of eco-conscious initiatives planned for the area included the March 2010 opening of Hankyu Corporation’s Settsu City Station as Japan’s first carbon-neutral railway station.

In addition to solar power generation, car sharing using eco-vehicles, and a raft of other environmental measures, the project will be the first condominium complex in Japan to adopt the “New ECO Management System.” developed by Panasonic Electric Works Co., Ltd. This system displays electricity, gas and water consumption, as well as CO2 emissions.

Park City Minami-Senrioka is designed to realize abundant and enjoyable lifestyles for a broad spectrum of residents, with a focus on those rearing children. Plans include several public facilities, among them a multipurpose arena catering to all kinds of sports activities and rooftop gardens. The complex will also operate “CLUB EGG,” a community organization supporting various resident activities.

    • The complex is a 1-minute walk from Settsu City Station, a new railway station on the Hankyu Kyoto Line that opened on March 14, 2010.
      Park City Minami-Senrioka is a 9-minute walk from JR Senrioka Station and a 14-minute walk from Settsu Station on the Osaka Monorail, offering three different options for access by rail.
    • The complex is a key element of the approximately 6.8-hectare “Minami-Senrioka Town Development Project,” which is designed to realize a low-carbon society.
      In addition to the Park City project, the development will also feature a Community Plaza Complex (tentative name), which will serve as a base for local resident activities, as well as condominiums for seniors, commercial facilities, lush green riverside walkways, and parks.

    • Electricity is collectively purchased for the entire complex. This arrangement results in lower utility costs per family versus individual contracts.
    • The condominium building features a variety of eco-friendly equipment and specifications, including Eco-Jozu high-efficiency gas water heaters, Low-E double glazed windows, and ECO NAVI equipped air-conditioning units from Panasonic.
    • The building has obtained the highest rating, Classification 4, under “Energy Efficiency Measures,” a next-generation energy standard and functional evaluation for designed residential properties in Japan.
    • Mitsui Fudosan Residential Co., Ltd. is involved in numerous eco activities as a member of the Minami-Senrioka Low-Carbon Town Development Committee.

  3. A number of public facilities where residents can interact, as well as a community organization, are operated on site.
    • Rooftop flower and vegetable gardens located atop the parking structures allow residents to stay close to nature.
    • A multipurpose arena for different types of sports, a tearoom and a theater room are all located on site.
    • The complex has a guestroom with a bubble-jet bath, which can also be used for private parties.
    • The complex also features CLUB EGG, a community organization operated to support many resident activities, from events and club programs to eco activities.

  4. A library, a studio produced by Yamaha, and a preschool are just some of the hobby and learning facilities at the complex.
    • The library at the complex is a perfect place to read or study.
    • The soundproof studio produced by Yamaha is equipped with a drum set and other musical apparatus.
    • The facilities include a playroom produced by European toymaker BorneLund.
    • Popolar, an urban daycare center chain, has been invited to serve as a childrearing support facility for parents.

  5. Measures to ensure safety and security include earthquake alerts, a security guard station, and 24-hour stationed management.
    • The complex receives earthquake alerts directly from the Japan Meteorological Agency, and the magnitude is announced to each residential unit and public facility.
    • A community security satellite station for the Osaka Gas Security Service is located in the grounds of the complex.
    • 24-hour stationed management services include a concierge service to support comfortable condominium living.
    • The “IRUSU” Internet-based home security system has been adopted on site.
    • Park City Minami-Senrioka has both Automatic External Defibrillators (AEDs) and a storage unit with equipment for use in the event of a disaster.
