Mitsui Fudosan's First Overseas Retail Property
Grand Opening of Shanjing Outlet Plaza-Ningbo on September 23

Mitsui Fudosan has announced the grand opening on September 23 of Shanjing Outlet Plaza-Ningbo in Ningbo City, Zhejiang Province, China. Development of this outlet mall was undertaken by Shanjing Real Estate Development (Ningbo) Co., Ltd., a joint venture formed by Mitsui Fudosan Co., Ltd., Shanshan Group Co., Ltd., Daito Woolen Spinning & Weaving Co., Ltd., Lanway Investment Co., Ltd. and ITOCHU Corporation.

This project marks Mitsui Fudosan's first time to participate in retail properties overseas. It is also the first full-scale outlet mall in Ningbo. With this facility as its first step, the Mitsui Fudosan Group aims to aggressively expand its retail properties business, residential housing business and other operations in East Asia. Moreover, the Mitsui Fudosan Group currently operates 10 Mitsui Outlet Park outlet malls across Japan. Along with enhancing the appeal of existing facilities, the Group will continue to actively open new facilities. Future openings include two facilities, namely Mitsui Outlet Park Kurashiki (scheduled to open in winter 2011) and Mitsui Outlet Park Kisarazu Kaneda (tentative name), scheduled to open in spring 2012.

Main Features of Shanjing Outlet Plaza-Ningbo

  • The first full-scale outlet mall in Ningbo City, with a retail space of approx. 26,000 m2 and some 130 stores.
  • Located just 10 kilometers west of the heart of Ningbo City and adjacent to a highway interchange, the facility has superb access to transportation.
  • The facility’s architectural design and environment feature a “voyage” theme befitting Ningbo City’s port town heritage, with historical ties with Japan as the port of arrival for Japanese diplomatic ships bringing envoys to China.
  • The facility has a circuit-type flow line, which is familiar to users of outlet malls in Japan, and other elements to ensure ease of shopping. The space is designed to reflect the preferences of local customers in China.
  • The facility brings together a host of retail tenants, including a diverse array of Chinese and overseas brands, meeting the needs of the market in Ningbo City. The facility will house an extensive lineup of tenants in such categories as trend-setting fashion, sports, children, family and outdoor merchandise.
  • Service know-how accumulated through operations at outlet malls in Japan will be localized and utilized to train local staff, to ensure that the facility will be kept secure, safe, and clean by the operating and managing staff.

  • Located just 10 kilometers west of the heart of Ningbo City and adjacent to a highway interchange, the facility has superb transportation access.
    Two shuttle bus routes are operated between central Ningbo City and the facility.
    • Bordering Shanghai, China's largest economic municipality, and Jiangsu Province, Zhejiang Province has experienced remarkable economic growth, even by Chinese standards. Ningbo City, a major city in Zhejiang Province, is a trading base offering excellent shipping access. It is also a center for companies connected to the yarn and apparel industries.
    • The facility’s main targets are families and other people in their 20s and 30s who live in Ningbo City and own private cars. Other targets include wealthy people in their 40s or older and tourists from surrounding areas.
  • The facility’s architectural design and environment feature a “voyage” theme befitting Ningbo City’s port town heritage.
    • The facilities are broadly divided into three zones -- “Ocean,” “City,” and “Green” – each of which is designed based on the overall zone theme.
    • The Ocean zone: Features of this zone include waterscape, such as fountains and ponds, as well as a large glass roof and glass curtain wall. It was designed in a manner evocative of a beach resort, with a blue ocean and a white sandy beach.
    • The City zone: This zone gives an atmosphere of a busy market, created using tent canopies and brick-like exterior wall materials.
    • The Green zone: The use of stones, tiles, and trees creates a calm atmosphere throughout the site, reminiscent of the lush greenery of a natural environment.
  • The facility has a circuit-type flow line, which is familiar to users of outlet malls in Japan, and other elements to ensure ease of shopping.
    The space is designed to reflect the preferences of local customers in China.
    • Although the stores are located outdoors, customers can visit all of them on rainy days without getting wet thanks to the circuit-type flow line. The stores were laid out in ways that eliminate blind spots, and there are many flow lines between the 1st and 2nd floors, making it easier for customers to move around the site.
    • Customers will encounter green spaces and waterscapes such as fountains and ponds throughout the facilities. There is also a well-equipped playground for children. These and other elements make the entire space a place where local customers can not only enjoy shopping but also relax and have fun with their families, for example.
