The Mitsui Fudosan Group announced today that it will begin providing “Mitsui Housing Mall” and “Mitsui Housing Loop” as new solutions for residential customers starting Thursday, April 12, 2012. These services detailed as follows, which leverage the Group's comprehensive strengths, will be launched with a view to enhancing the Group's housing business as set forth in the “Innovation 2017” long-term business plan.

Mitsui Fudosan will begin developing Mitsui Housing Mall (shop), consisting of the Mitsui Housing Mall Central Desk and the sales bases of Group companies, and a website called Mitsui Housing Mall WEB. The latter will enable customers to browse an integrated list of new, used and rental housing information.
Mitsui Housing Loop will provide various housing and lifestyle-related services to residents of condominiums, built-for-sale homes, order-built homes and rentalhousing supplied by the Mitsui Fudosan Group.

These services will help to strengthen relations with customers across the entire Mitsui Fudosan Group.

As Japanese society matures, customer lifestyles are changing and the needs of home-seekers are diversifying. To answer those needs, we saw that we needed to create new value. We therefore deepened ties throughout the Mitsui Fudosan Group while leveraging the value creation capacity that each Group company has cultivated. The result was the development of the Mitsui Housing Mall.

Mitsui Housing Mall (shop) consists of three core components. The first is the Mitsui Housing Mall Central Desk, home to partner functions that serve as a one-stop offering comprehensive solutions to a variety of home-seekers' needs. Second, is a common sales base for all five Group companies involved in housing - (Mitsui Fudosan Residential Co., Ltd., Mitsui Fudosan Realty Co., Ltd., Mitsui Home Co., Ltd., Mitsui Fudosan Reform Co., Ltd. and RESIDENT FIRST CO., LTD.). And third is the “Home and Living Tryout Corner,” where customers can gain hands-on experience to raise their awareness of various aspects of their housing and living arrangements.
The Mitsui Housing Mall Central Desk offers complete solutions to customers searching for various housing types at the same time, including new and pre-owned homes, mortgage and rental properties, or rebuilt and renovated housing. The desk alerts customers to new issues and offers a host of options, improving the customer's satisfaction and their confidence that their search was a thorough one.
The first of these shops, Mitsui Housing Mall Meguro, will open Thursday, April 12, 2012, in front of JR Meguro Station in Tokyo. Plans call for the successive opening of a number of similar shops going forward.

With Mitsui Housing Mall WEB, we have developed functions that allow searches of every property offered by the Mitsui Fudosan Group, from new, pre-owned and rentals to everything in between, regardless of housing type. In addition to housing search functions, this website also offers a variety of housing-related information. The Mitsui Housing Mall WEB site will launch on Thursday, April 12, 2012.

As Japanese society matures, customer lifestyles are changing and their needs when finding a new home are diversifying. As the “Best Partner for Life and Living,” Mitsui Fudosan believes that creating value in both products and services is essential. It was this belief that prompted the development of Mitsui Housing Loop.

Prior to offering Mitsui Housing Loop services, Mitsui Fudosan provided these services on a trial basis in certain areas of Tokyo to residents of condominiums sold by Mitsui Fudosan Residential since July 2011. Several users of these services offered their evaluations. With the start of Mitsui Housing Loop on Thursday, April 12, 2012, these services have been expanded to the entire Tokyo metropolitan area. The services are membership-based to enable more robust services with high usage value. On a different note, the word “Loop” in Mitsui Housing Loop symbolizes our desire to create a platform that is an ever-widening loop representing our relationship with our customers.

Services will start for a select set of condominiums and detached homes offered and managed by the Mitsui Fudosan Group, encompassing roughly 230 thousand households in the Tokyo metropolitan area.

By signing up to be a Mitsui Housing Loop member, with no annual or monthly membership fees, members gain access not only to Mitsui Fudosan Group services, including special perks at Mitsui Outlet Parks and Tokyo Midtown, but also to services from over 100 outside business partners, among them the Suntory Group, the Toshiba Group, Ikyu Corporation, and YANASE & CO., LTD. Services on offer fall into eight categories with links - specials, housing, travel, town, kitchen, room, shopping and premium.

Special Menu Special benefits at Mitsui Outlet Parks and Tokyo Midtown
Special Menu One-coin services (500 yen) (minor home repairs, furniture moving assistance, etc.)
Special Menu Restaurant benefits, including a standing 2-for-1 special
Special Menu Housing-related discounts, including for newly built housing, brokered properties, renovations and rentals, and other member special benefits from Mitsui Fudosan Group affiliates

Furthermore, a tie-up with Sumitomo Mitsui Card Company, Limited will see the debut of the Mitsui Housing Loop Visa Card, which will make gold card services available to cardholders. From April 2013 (tentative date), those who sign up for the card will be able to use the card to set up automatic payments normally possible only through banks, such as property management fees, repair fund contributions and parking service charges. The Sumitomo Mitsui Card “World Present” point service will also come with the card.

Beyond these perks, cardholders earn double points for using the card to pay utility and water bills, for domestic and overseas shopping, and for trips and travel. Cardholders earn triple points on spending at Mitsui Outlet Parks, Mitsui Shopping Parks, Tokyo Midtown, Mitsui Garden Hotels, and other Mitsui Fudosan Group facilities (some excluded), and on Mitsui Housing Loop services selected by the Mitsui Fudosan Group.

Efforts to enhance communication with customers will include a quarterly newsletter, the provision of information online that customers can access via PCs, smartphones and other multimedia devices, as well as special members-only events.
