Development Announcement AboutNorthern Taiwan's LargestOutlet Mall

Mitsui Fudosan Co., Ltd. is pleased to announce its official decision today to develop the Linkou Enterprise Zone Project, for which it had tendered a bid as a developer in New Taipei City in northern Taiwan.

The project comprises the largest outlet mall in northern Taiwan, and Mitsui Fudosan was selected as the developer after tendering a BOT (Build-Operate-Transfer)* bid for this project in New Taipei City, Taiwan. The mall is scheduled to open in 2017.
* A BOT (Build-Operate-Transfer) project uses a mechanism whereby the government delegates land to a private sector entity to develop a facility using funds from the private sector.

This facility will be located about 30 minutes by car from central Taipei and about 20 minutes from Taoyuan International Airport. This location is ideal in terms of transportation access, being close to the MRT (Mass Rapid Transit) station Linkou that is scheduled to open in 2013, and also to a bus station. Furthermore, the facility is located in the center of the Linkou Special Zone, whose development is being promoted by the New Taipei City local government, and in the future is expected to become home to some 350,000 residents. As a result, the region is projected to undergo business development, going forward.

The outlet mall facility will contain about 200 stores, and plans to target the opening of a wide range of fashion brand stores, stretching from luxury to international and sports casual brands. There will also be a cinema complex and a supermarket, and the facility plans to include a wide variety of restaurants. This project is targeting a wide spectrum of customers ranging from local residents to tourists, comprising differing customer groups and needs.

This project will be Mitsui Fudosan's first business project in Taiwan, which has high economic levels. In Taiwan, the population in the suburbs has been increasing in tandem with the development of the transportation network, and the style of consumer behavior has been changing away from shopping in centrally located department stores toward shopping malls in the suburbs. For this and other reasons, the regional (or suburban) shopping facilities business is a particularly attractive market for Mitsui Fudosan which can leverage the many strengths it has built up in Japan. Mitsui Fudosan will develop the retail facilities business as befits the local market by making maximum use of the expertise it has acquired in Japan through the development of retailfacilities such as the MITSUI OUTLET PARK, and through tenant leasing and facility operations.

Perspective

The Mitsui Fudosan Group has positioned the overseas business as one of its growth fields, and up to now has been developing business in Asia with such projects as the outlet mall (Ningbo City, Zhejiang Province) project in the People's Republic of China., along with the residentialbusiness in the country, including Tianjin Eco-City and Shanghai New Town Development (House Huang Ma Yuan). In Southeast Asia, Mitsui Fudosan has just starteddeveloping an outlet mall in Kuala Lumpur (Malaysia). In Taiwan, Mitsui Fudosan will also develop suburban shopping centers and residences as well as multi-purpose development projects by making maximum use of the expertise it has acquired in Japan going forward. As regards overseas business, Mitsui Fudosan has formulated Innovation 2017 (the Group's medium- and long-term management plan for fiscal 2012 to fiscal 2017), which calls for investment of approximately Yen 500 billion by fiscal 2017.
