Prologis and Mitsui Fudosan Held a Groundbreaking Ceremony for MFLP Prologis Park Kawagoe in Kawagoe, Saitama Prefecture

Prologis Inc., a leading global real estate company with a Japan headquarters in Tokyo, and Mitsui Fudosan Co., Ltd., a leading global real estate company headquartered in Tokyo, announced that the two companies today held a groundbreaking ceremony for MFLP Prologis Park Kawagoe, a large-scale leasable logistics facility planned as a joint development project.

The groundbreaking ceremony was attended by Mr. Toshiaki Nomura, Representative Director and President of HAZAMA ANDO CORPORATION; Mr. Mike Yamada, President of Prologis Japan; and Mr. Takayuki Miki, Chief Operating Officer, Logistics Properties Division and Managing Officer of Mitsui Fudosan Co., Ltd. and their respective associates. The participants expressed their wishes for the safe completion of the construction work and the successful development of the project.

Prologis is a leading global real estate company specializing in logistics facilities. It has a track record of developing numerous logistics facilities in Japan. Meanwhile, Mitsui Fudosan has an expansive network of customers as the largest integrated real estate developer in Japan’s real estate industry. The MFLP Prologis Park Kawagoe development was conceived in the process of exploring possibilities for a joint project that would leverage the strengths of both companies. By pooling the expertise of both companies, Mitsui Fudosan and Prologis aim to provide a cutting-edge, high-quality logistics facility.

Development site

MFLP Prologis Park Kawagoe will be developed approx. seven minutes by car from the Kawagoe interchange on the Kan-Etsu Expressway. This location provides excellent access to major freeways, the Tomei, Chuo, Kan-Etsu and Tohoku expressways, along with exceptional potential for efficient transportation connecting central Tokyo with points throughout Japan. The site is also only six minutes by foot from Minami-Otsuka Station on the Seibu Shinjuku Line, providing a convenient commute for employees and offering an advantage in recruiting facility workers.

Overview of facility development

Project plans for MFLP Prologis Park Kawagoe call for a multi-tenant logistics facility with four above ground floors, double ramp ways and total floor area of approx. 1,399,308 ft2 (approx. 130,000 m2) on a site of approx. 645,834 ft2 (approx. 60,000 m2). It will be the lsargest logistics facility along the Kan-Etsu Expressway south of the Ken-O Expressway. The west side of the first floor is slated to have double-sided truck berths, and flow lines on the premises for trucks and passenger vehicles will be divided to ensure high work efficiency and safety levels. The plans for the facility will show consideration for the environment and BCP by being illuminated fully by LED lighting and being equipped with an emergency use generator. Plans also call for putting an environment in place to provide comfort for employees with such facilities as a cafeteria and changing rooms.
