Tokyo, Japan, November 9, 2017 - Mitsui Fudosan Co., Ltd., a leading global real estate company headquartered in Tokyo, announced today that a number of Park City Kashiwa-no-ha Campus The Gate Tower West tenants were selected to occupy the lower floors of the development, primarily facilities to support child raising, and Mitsui Fudosan has finalized a general outline of the building and facilities (including the retail zone) in advance of the scheduled arrival of the first residents in early February, 2018. Park City Kashiwa-no-ha Campus The Gate Tower West is a large-scale rental condominium with 491 units currently being built at Kashiwa-no-ha Smart City in Kashiwa City, Chiba Prefecture, located about three minutes on foot from Kashiwanoha-campus Station.

In developing this project, Mitsui Fudosan has taken into account housing needs in the Kashiwa-no-ha area, which is seeing an ongoing population influx, particularly from families with small children. The goal was not only to provide housing where people of different generations could live comfortably, but to offer one way of addressing social issues such as the number of children on waiting lists for daycare and the need to put in place a child raising environment geared toward dual-career households. The facilities sought for the project’s lower floors were part of that effort.
To focus particular attention on support for families with small children hoping to balance work and home life, Mitsui Fudosan plans to bring together a number of facilities that can offer that support, in the building and on the premises, including a preschool and after-school daycare provider, as well as a pediatric clinic and childcare facilities for children who are ill or who are recovering from illness.
The condominium also offers a wide range of other shared facilities that will function to offer a comfortable lifestyle to residents of all ages, among them a natural hot spring communal bath and a fitness center.
In addition, with its location just three minutes on foot from the Tsukuba Express Kashiwanoha-campus Station, and a passageway that connects directly to LaLaport KASHIWANOHA, a major retail property, the development is highly convenient in terms of transportation and everyday life.
The condominium also plans to support residents of rental homes who have small children by guaranteeing them preschool placement (though there will be restrictions on admission periods and number of children accepted*).

(Features of the Property)

*Plans call for guaranteeing preschool acceptance for children of residents signing contracts for units in Phase 1, on a first-come basis for up to 70 children. Acceptance requires screening by Mother Planet, Inc., operator of the preschool, as well as separate admissions procedures. The number of children guaranteed entry, as noted above, has been calculated based on current assumptions about the age make-up of children being admitted, and is subject to change depending on the actual age distribution.

Features of Park City Kashiwa-no-ha Campus The Gate Tower West

1. A large-scale rental condominium designed to support the parenting generation, with preschool and after-school daycare facilities, a pediatric clinic and other services.

The third floor of the building will feature Cicol, a facility that provides child raising support for working parents. It will be operated by Mother Planet, Inc., which owns and operates community-based preschools and facilities offering childcare for sick children, primarily in the cities of Kashiwa and Nagareyama.
Tenants will include Cicol Nursery School, a non-registered preschool, as well as Cicol Park and Cicol Work, which offer a combination of work space and indoor children’s playground. Additionally, other planned tenants include a pediatric clinic on the first floor of the retail wing that will be available to see patients 365 days a year, including at night and on Sundays and national holidays, and a daycare facility for sick and recovering children, offering residents outstanding support in the event of emergencies.
Cicol Nursery School will guarantee* acceptance for children of residents signing contracts for units in Phase 1, on a first-come basis for up to 70 applicants.

<Third Floor Childcare Support “Cicol”>

This floor brings together facilities and services to support the parenting generation, including a preschool, after-school daycare and a combination workspace and children’s playground.

  1. Cicol Nursery School (non-registered preschool) Cicol After School, an after-school daycare facility (approx. 2,109 ft2 (approx. 196 m2))
    Cicol Nursery School is a non-registered preschool that not only provides services during normal business hours, but also on-the-spot care and care for children to as late as 8 p.m. Late-night childcare is also available (scheduled to be offered on a reservation basis).

    *Residents of the building will be given priority in admissions (with some conditions).
    *Extended care hours are available until 10 p.m. with prior reservation. Cicol After School is an after-school daycare facility for elementary school students. Its goal is to help develop people who can play an active role in international society. Accompaniment for children to schools and after-school preparatory classes are also planned.

    This is an indoor playground where parents can work while they keep an eye on their children. It offers a large jungle gym, a slide, a ball pool, a climbing wall and other playground equipment that will allow children to enjoy playtime even on rainy days. The space includes an upper deck where parents can work while their children play.

  3. Multipurpose Room with Kitchen (approx. 538 ft2 (50 m2)) Cicol Shared Kitchen
    Plans for this multipurpose room with kitchen include offering cooking classes and other activities to area residents. The room can also be rented for other functions.

  4. Cicol Studio Rental Room (approx. 1,011 ft2 (approx. 94 m2))
    Two rental spaces will offer functions for classes, presentations, lectures and performances. Also planned are music classes and classes by private preparatory schools.

<Retail wing>

The first floor of the retail wing will be occupied by facilities including a pediatric clinic and a daycare facility for sick children and children recovering from illness.

  1. Caps Clinic Kashiwanoha (planned)
    This pediatric clinic will open 365 days a year, and is also available for late night and Sunday and national holiday consultations, as well as for consulting regarding childcare concerns.
  2. Ohana Kids Care Daycare Facility for Sick and Recovering Children
    This membership-based facility operated by Mother Planet offers daycare services for sick children and children recovering from illness. In-home daycare services for sick children are also planned.
  3. WASH & FOLD Laundry, Dry Cleaning and Coin Laundry services
    This convenient laundry facility is ideal for busy two-career households. The laundry service takes in laundry and provides laundry services matching the way laundry is carried out in the home. Coin laundry facilities and dry cleaning are also available in-store.

*Facilities listed in (1) through (3) above are also available to non-residents.

The second floor of the property offers a variety of shared amenities, bringing together the functions needed to support a more comfortable lifestyle for residents of every generation.

  1. Natural Hot Spring Bath (approx. 2,432 ft2 (approx. 226 m2) including changing areas, etc.)
    This communal bath exclusively for residents is fed by natural spring water that has been heated. The men’s and the women’s baths can each accommodate up to 30 people.

  2. Party Room (approx. 808 ft2 (approx. 75 m2))
    This party space features a kitchen with a large refrigerator, as well as a grill for barbecuing.
  3. Study Room (approx. 753 ft2 (approx. 70 m2))
    This space offers a quiet place to concentrate on reading or work, and can be used as a third place within the building.

    This game room is provided so that different generations can enjoy interacting over go, shogi and other games.

    The fitness center offers a machine circuit, stretching and other equipment that residents can feel free to use at any time.

    Plans call for the installation of a full-scale wine cellar (fee for use).

Kashiwa-no-ha Smart City operates on a smart grid that offers interchange of electrical energy between districts, and this property is located within the area covered by that system. During an emergency, power interchange can be received from Gate Square, the site of the Smart Center energy management hub, and power can also be secured to run emergency elevators and other equipment powered by emergency generators for approx. three days.

The building also has in place a robust security system that offers four-level protection from the building entrance to the entrances of individual residences, including auto-lock features and security gates. Residents need only to pass a card over any of these locks to gain entry.
