Environmental Accounting (Results for Fiscal 2008)

The Office Building Division of Mitsui Fudosan Co., Ltd. conducts environmental accounting for office buildings that Mitsui Fudosan owns or partially owns.

Environmental Conservation Costs

The amount invested in fiscal 2008 was 251,908 thousand yen, which was used for air conditioner renovation work and construction for the suppression of the volume of external air to reduce CO2.
Expenses for this period totaled 718,162 thousand yen, composed of maintenance costs for various equipment for the proper operation of building equipment in terms of energy management, as well as expenses to wash mid-performance filters and other expenses.
Accumulated expenses from the base fiscal year reached 4,393,365 thousand yen.

Environmental Conservation Effects/Economic Effects

The environmental load index for fiscal 2008 slightly increased compared to the previous fiscal year, except for the amount of consumption of gas, DHC (*) and disposed waste. However, when compared with that for the base fiscal year when the concerned effect began to be calculated (fiscal 2002), each of the indices has basically decreased (improved).

  • The index of Electricity: Consumption by Floor Area of Electric Power Consumed for Administrative Use was 9,040 kWh/thousand m2 this fiscal year, an improvement of 1,900 kWh/thousand m2 less (17.4% reduction) from the base fiscal year.
  • The index of Water: Consumption by Floor Area of Water Consumed for Administrative Use was 56.20 t/thousand m2 this fiscal year, an improvement of 21.76 t/thousand m2 less (27.9% reduction) from the base fiscal year.
  • The index of Improvement of Recycling Rate to Total Waste was 58.32% this fiscal year, an improvement of 13.55 points more from the base fiscal year. In addition, as a result of the improved waste recycling rate, the index of Consumption by Floor Area of Disposed Waste was 0.76 t/thousand m2 this fiscal year, an improvement of 0.43 t/thousand m2 less (36.1% reduction) from the base fiscal year.

(*) DHC: Indicates the energy used at local air-conditioning and heating facilities.

Calculation of Environmental Accounting

  • Investment and expenses required for environmental conservation were calculated in the environmental conservation costs, and environmental conservation effects and economic effects were calculated in the environmental conservation effects. In addition, fiscal 2002 is regarded as the base fiscal year for comparisons/calculations.
  • Expenses for environmental conservation costs include depreciation allowance for equipment, etc. invested in.
  • Among environmental conservation costs related to administrative activities, expenses for conducting occupational knowledge training and other expenses are posted.
  • The basis for conversion into CO2 is as follows. In order to compare with the base fiscal year, the numerical values for this fiscal year and the previous fiscal year were also calculated according to the following basis. CO2 emissions coefficient (other than electricity): The CO2 emissions coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002).
    CO2 emissions coefficient (electricity): The CO2 emission coefficient indicated in the Enforcement Ordinance of the Act on Promotion of Global Warming Countermeasures (revised in December 2002) (the numerical value for general electric power suppliers is used)
  • Incorrect numerical values were used for the Consumption by Floor Area of Crude Oil Equivalent to Fuel/Electricity for Administrative Use (after correction based on occupancy ratio), the Consumption by Floor Area of CO2 Equivalent to Fuel/Electricity for Administrative Use (after correction based on occupancy ratio) and Gas: Consumption by Floor Area of Gas Consumed for Administrative Use (after correction based on occupancy ratio). Therefore, the concerned values were modified into correct ones for this calculation.
