Five new large-scale shopping center to open
in Tokyo metropolitan area coming Fall 2006 to Spring 2007
A jump from "Shopping Center" to "Life Solution Community"

Currently at Mitsui Fudosan, we are actively developing new large-scale shopping center around the Tokyo metropolitan area. The following five projects are scheduled to inaugurate between Fall 2006 and Spring 2007.

Kawasaki Station West Exit Project

The sites are located either in the Tokyo suburban region which its large population generates a great marketing power, or in central Tokyo/Tokyo Bay area. We believe that the growing population among these areas will be a great potential market. All are carefully-selected locations and are conveniently situated close to terminal stations and/or major roadways. (Please refer to attachment #2 "map" for more details)

Mitsui Fudosan has applied the concept of "Life Solution Community", our latest concept for commercial facilities upon developing these projects.

"Life Solution Community" is a commercial complex which satisfies the various and always changing needs and demands of customer. It is a place not only to obtain "goods" but to enjoy interaction and communication as well as realization of ones unique way of life. Japan is now filled with "goods & products". We recognize that people is seeking for a "place & time" to enrich its life through inter-communication and various experience and encounter. The following represents our ways to realize such "community".

(1) Creation of a facility based on customer-participating marketing studies
(2) Development of various topics' "solution zones"
(3) Promotion of measures to form a local community

(1) Creation of a facility based on customer-participating marketing studies
From the planning phase, group interviews among local citizens and marketing studies via survey monitors are conducted to identify each project's area characteristics and preference in order to establish "life solution topics". A system that enables us to pay close attention to the customers' opinions and complaints will continuously evolve "life solution topics" and maintain a top-quality facility that always reflects the needs and demands of its customers.

(2) Development of various "solution zones" in line with topics
For each project, we will develop zones which combine various functions that satisfy the "life solution topics" identified respectively and exhibit synergy effect.

Kashiwanoha-Campus Station Project: < Soothe & create & look even better > Development of health & beauty zone based on LOHAS* concept (*abbreviation for: lifestyles of health and sustainability)
Toyosu Project: < Relax & color & invite > Development of living life zone for affluent urban residents
LaLaport Yokohama: < Create & learn & present > Development of over 4000tsubo huge culture zone
Tokyo Midtown Project: < Sense & interact & create > Development of complex of hotel, museum, restaurants and shops that creates relaxing space surrounded by the greenery

At every facility, we are planning to locate cinema complex, museum and such to enhance cultural and entertainment features along with shopping and dining features.

(3) Promotion of measures to form a local community
As we are doing at our LaLa Garden Tsukuba, we will promote measures such as hosting of "LaLa Club (a customer-based communication club)" and customer-participating events to assist community build-up. We believe that the creation of the hardware and software that attracts people of all ages and the enrichment of inter-communication are our ways to contribute to the society.

As a result of these measures, we are able to provide a place not just to buy "goods" but enhance inter-communication, stimulation of demand, expansion of consumption and also realize ones unique way of life.

The facility planning focuses on a pleasant space that signifies unwearying comfort and relaxation. We place a special emphasis on community features such as playgrounds, promenade, a place to feel nature, somewhat a park kind of a place by making the best use of outdoor environment such as greenery, water, etc. All the projects invite different architects/designers and attain high originality suiting the area characteristics. In the adjacent areas of all the five projects, residential development (each consisting several hundreds of residences) is also underway. We intend to dedicate all our know-how in this field and provide service and community features as well as top-rate environment and streetscape.

From the past, Mitsui Fudosan has developed a variety of commercial facilities tailored to suit area characteristics and customers such as large-scale suburban shopping center, urban shopping center, community-focused shopping center, factory outlets, etc. In the future, we are committed to develop and operate even-better and competitive commercial facility by realization of "life solution community".

Building Concept The concept "renaissance" is symbolized by a "big roof". "A town with a big roof" has numerous open space despite this location is faced in front of a train terminal station. Comforting space where people gather to communicate is under creation.

Building Concept Placing "LOHAS" as main concept, the design enjoys terraced greenery, curved walls, large staircase with green exterior environment. The abundant sunlight from the above and rich planting enables open environment.
  • Using tranquil colors and materials, the design creates warm feeling and produces a new place for the community.

Building Concept Introduced ship as main motif for the building design due to the fact that the site was originally a shipbuilding dock. A combination of the shiplike curved building and straight line building creates varied scenery and space.

Building Concept
  • Placing "natural slow life" as main concept, the design integrates enriched greenery landscape with sophisticated glass wave wall building. It creates an endlessly comforting space.
  • The landscaping plans include preservation and utilization of 300 trees at its existing site, creation of the symbolic "center coat", and improvement of surrounding walkways and nearby parking space.
  • First work in Japan.

Building Concept
  • Under the development vision "Japan Value", the building introduces various Japanese features (such as paper screen "shoji" motif on the fa軋de, wooden finishing inside the mall, etc.) aimed to create high-quality space.
  • To realize the "Diversity on the Green" development concept, 4 hectare, nearly 40% of the total planning area is greenery land where people can enjoy relaxation
