Mitsui Fudosan Accelerates Development of State-of-the-Art Logistics Facilities
Plans to Invest Approx. ¥200 Billion by Fiscal 2017
Six New Projects to Be Developed in Tokyo and Osaka

Mitsui Fudosan Co., Ltd. (Head Office: Chuo-ku, Tokyo; President and Chief Executive Officer: Masanobu Komoda) has announced that it will accelerate the development of state-of-the-art logistics facilities in response to diversifying values. This move follows Mitsui Fudosan’s establishment of a Logistic Properties Department in April 2012, which brings together expertise from across the Mitsui Fudosan Group. The Company is making efforts to contribute to the further development of Japan's logistics business against the backdrop of rising demand for logistics facilities brimming with functions, spurred by the growth of third-party logistics operators, e-commerce and mail-order services in recent years,and for the reorganization of plants and other business sites of companies as identified by Mitsui Fudosan’s corporate real estate (CRE) operations.

Mitsui Fudosan’s Innovation 2017 (the Group's medium- to long-term business plan for fiscal 2012 to fiscal 2017), which was launched in the current fiscal year, calls for us to strengthen the competitiveness of our domestic business. We have positioned the logistics facility business as one important element in achieving this goal. Going forward, we will invest approximately ¥200 billion by fiscal 2017 to develop 4 to 5 logistics facilities each year.

Mitsui Fudosan will leverage the Group's strengths as a comprehensive developer in the logistics facility business. Its aims are to:

  • Capture business opportunities through diverse channels and the CRE sales network
  • Make use of expertise accumulated in the development of office buildings, retail properties, and residences
  • Obtain information and attract tenants using relationship networks with approximately tenant 3,000 companies in the office building business, and approximately 2,100 tenant companies in the retail properties business
  • Build relationships with various investors by leveraging our track record in our model for cooperation with investors (Including the possibility oflaunching specialized logistics REITs)

In general, we call a logistics facility that we are developing or operating a “Mitsui Fudosan Logistics Park,” or MFLP. We develop MFLPs as state-of-the-art logistics facilities that answer the needs of the tenant companies. This includes providing efficient logistics functions, giving due consideration to the global environment, addressing business continuity plan (BCP) measures, and creating an environment where employees can spend time comfortably.

Recently, Mitsui Fudosan decided to develop 6 new large logistics facilities:5 in the greater Tokyo area (Hino City, Tokyo; Kuki City and Yashio City, Saitama Prefecture; Funabashi City, Chiba Prefecture; and Aikawa-machi, Aiko-gun, Kanagawa Prefecture) and 1 in Osaka (Sakai City). With the addition of GLP MFLP Ichikawa Shiohama (a joint project in Ichikawa City, Chiba Prefecture, with Global Logistic Properties Limited), the first such project and for which construction started in December 2012, we are currently involved in the development of 7 logistics facilities.

The above logo mark is made up of a conspicuously positioned “MFLP” and a “hand-drawn element.”
The “MFLP” uses powerful bold letters, which cut into the “hand-drawn element.”The entire logo represents the assuredness and dynamism of distribution systems underpinned by logistics.
The “hand-drawn element” uses the motif of the “&” logo mark, which symbolizes the basic philosophy of Mitsui Fudosan. The solid font and the “hand-drawn element” are positioned together in the design, to simultaneously symbolize conflicting sensitivities and emphasize the “&” logo’s attributes of linking diverse values and coexisting in harmony with society.

Mitsui Fudosan Logistics Park Funabashi (MFLP Funabashi)

MFLP Funabashi, which uses part of the south-side parking lot of Mitsui Shopping Park LaLaport TOKYO-BAY, is one of the logistics facilities we are developing. Located near to National Highway Route 357, it will offer even more convenient access to the Tokyo area when the Yatsu-Funabashi interchange of the Higashi-Kanto Expressway comes into use as scheduled during fiscal 2013.
Moreover, it will be possible to use the facility as a wide-area delivery hub for the entire greater Tokyo area when the Higashi-Kanto Expressway is connected to the Tokyo Outer Ring Road by the opening of the Takaya Junction during fiscal 2015.

Mitsui Fudosan Logistics Park Yashio(MFLP Yashio)

The location of MFLP Yashio is ideal in terms of access to Tokyo’s city center via the Yashio-Minami interchange of the Tokyo Metropolitan Expressway Misato Line and the Shingo interchange of the Tokyo Metropolitan Expressway Kawaguchi Route. Because the facility can also be used as a delivery hub for the greater Tokyo area by the Soka interchange of the Tokyo Gaikan Expressway, it is extremely convenient for use as a distribution base.

Mitsui Fudosan Logistics Park Kuki(MFLP Kuki)

Located within the Kiyo Industrial Park in Kuki City, Saitama Prefecture, MFLP Kuki is approximately 3.6 km from the Kuki interchange of the Tohoku Expressway and approximately 3.0 km from the Shiraoka-Shobu interchange of the Ken-O Expressway, and thus strategically placed for connecting the greater Tokyo area and the Tohoku region. Moreover, the Shiraoka-Shobu interchange and the Okegawa-Kitamoto interchange of the Ken-O Expressway are scheduled to be connected during fiscal 2013, making it possible to also use the facility as a wide-area delivery hub for the entire greater Tokyo area.

Located near National Highway routes 16 and 20, MFLP Hino will have good access to the Hachioji interchange of the Chuo Expressway approximately 5.0 km away, and is conveniently situated for commuters with the JR Chuo Main Line Toyoda Station being only about 10 minutes on foot. The facility is thus extremely conveniently located as a distribution base for the greater Tokyo area. Moreover, it will be possible to use the facility as a wide-area delivery hub for the entire greater Tokyo area when the Ken-O Expressway opens during fiscal 2013.

MFLP Atsugi is located inside the Nairiku Industrial Estate, the largest industrial park in Kanagawa Prefecture, where there are many plants and warehouses. The facility is in a highly convenient environment suited to being a wide-area delivery hub for the entire greater Tokyo area as it is approximately 3.0 km from the Sagamihara-Aikawa interchange which is scheduled to open in fiscal 2012 and the Ken-O Expressway (Sagami Jukan Road), which is scheduled to be completed in fiscal 2013.

Mitsui Fudosan Logistics Park Sakai(MFLP Sakai)

MFLP Sakai is Mitsui Fudosan’s first logistics facility in the Kansai region. The facility is expected to become a highly convenient wide-area delivery hub as it is adjacent to the Sanbo interchange (provisional name) of the Hanshin Expressway Route which is scheduled to open in December 2013, and it will be connected to the Kinki Expressway Route upon completion of the Hanshin Expressway Yamatogawa Line, which is scheduled to open in fiscal 2014.
