Mitsui Fudosan Residential Co., Ltd. and Toshiba Corporation will launch a new service in February 2014 - the first of its kind in condominiums - that will increase the satisfaction of residents and encourage energy-saving behavior. The new service will see Toshiba provide new Home Energy Management System*1 (HEMS) functions, while the Mitsui Fudosan Group will combine these functions with a diverse range of lifestyle services that it provides through its partnership network.

Conventional HEMS has so far focused on visualizing power usage and notifying residents of peak power demand hours. By contrast, this service will make it possible to encourage more specific energy-saving behavior among residents. New marketing techniques based on big data analysis of power usage data will also be harnessed to supply services closely tied to resident’s daily lives. As a result, the new service will not only contribute to the environment by promoting the introduction of HEMS, but it will also increase the satisfaction of residents and open up new business opportunities.

he Toshiba HEMS will analyze residents’ lifestyles based on power usage data within each condominium, select services that match the lifestyles and unmet needs of each resident, and present the services on the HEMS screen. The services will be selected from a wide array of special benefits offered by restaurants, home appliance volume retailers, housekeeping service providers and other partners within the Mitsui Fudosan Group’s Mitsui Housing Loop*2, a membership service for residents.

Encouraging energy-saving behavior through the creation of benefits for residents who cooperate to reduce peak power demand

The Toshiba HEMS will monitor peak power demand and help to reduce it by creating several benefits for residents in return for their cooperation, such as granting points that can be used to pay electricity bills. By presenting residents with special benefits at retail facilities and other benefits, the HEMS will also promote energy savings in the home by encouraging people to go out during peak power demand.

This new service is scheduled to be launched in February 2014 at Park Tower Nishi-Shinjuku Emsport (Shinjuku-ku, Tokyo; Total number of units: 179), followed by roll out at Park Homes Shinagawa The Residence (Minato-ku, Tokyo; Number of condominiums: 209; Sales to begin July 6, 2013). Looking ahead, the service will be expanded to more properties, particularly those in the Tokyo metropolitan area.

This initiative will present optimal services matched to the lifestyles and needs of each resident using new marketing techniques employing the Toshiba HEMS’ analysis of residents’ lifestyles based on detailed power usage data in each condominium.

Specifically, the Toshiba HEMS will select services that match residents’ lifestyles and needs and present these services on the HEMS screen at the appropriate time. The services will be selected from a diverse menu of services provided by the many business partners who have teamed up with the Mitsui Housing Loop.

By providing services that are more closely tied to residents’ daily lives based on analysis of big data from daily power usage, the HEMS will increase the satisfaction of residents using these services. Moreover, it will also open up new business opportunities as it is expected to identify unmet needs that the residents themselves had not recognized.

Based on power usage data in the kitchen, the HEMS will analyze the resident’s lifestyle and determine whether he or she dines out frequently, or cooks at home more often. In accordance with the lifestyle of each resident, the HEMS will present special benefits at restaurants, suggest premium food materials for sale at preferential prices, and provide other benefits to each condominium. This will enable residents to receive special benefits that match their own lifestyles.

Based on power usage data from home air-conditioner units, the HEMS will analyze how the resident perceives temperature changes, such as feeling “hot” or “cold,” as well as when the resident starts using air-conditioning and heating. Based on this analysis, the HEMS will present services such as preferential air-conditioner filter cleaning services, and suggest seasonal home electric appliances and seasonal accessories that are available for sale at preferential prices, along with offering advice on saving energy. As a result, residents will receive energy-saving advice and special benefits that match their lifestyles at the optimal time. This will lead to more specific energy-saving behaviors while allowing residents to enjoy services in line with their unmet needs.

The Toshiba HEMS will monitor peak power demand data issued by NTT FACILITIES, INC., a provider of power supply services to condominiums. Based on this data, the Toshiba HEMS will encourage energy-saving behavior among residents in order to reduce power usage during peak power demand.

Specifically, the Toshiba HEMS will present special benefits that can be used at retail properties operated by the Mitsui Fudosan Group, among other services, on the HEMS screen, and will recommend that residents go out during peak power demand hours and spend time at retail facilities. Energy will be saved when residents spend time outside their condominiums, helping to reduce peak power demand.

Furthermore, by combining NTT FACILITIES’ power supply services with the EnneVision demand-response service for condominiums, the HEMS will grant points to residents that can be credited to electricity bills in subsequent months according to the amount of power they save during peak power demand. In addition, the HEMS will present several benefits to residents who cooperate to reduce peak power demand. This includes recommending easy ways to reduce electricity bills such as taking advantage of shared comfort in air-conditioned retail facilities.

Until now, the primary way to request residents’ help to reduce peak power demand was to notify them of the peak power demand hours. The new system combines thisnotification with a presentation of services closely tied to daily life that make it easier residents to act in ways that reduce peak power demand. The HEMS thus is expected to increase the satisfaction of residents and making a greater environmental contribution.

When offering this service, Mitsui Fudosan and Toshiba will provide special benefits through tie-ups with the Mitsui Fudosan Group’s Mitsui Housing Loop, a menu of membership services for residents, as well as special benefits at LaLaport and Mitsui Outlet Park, which are retail facilities managed by the Mitsui Fudosan Group. By promoting the development of smart condominiums that leverage the unique synergies of the Mitsui Fudosan Group, Mitsui Fudosan and Toshiba will help to achieve a sustainable society.

This initiative has been developed in order to further refine Mitsui Fudosan Residential Co., Ltd.’s “Residential Smart” (formulated in July 2012) vision for smart condominiums. By developing smart condominiums that provide added value closely tied to daily life, Mitsui Fudosan will strive to increase the satisfaction of residents while realizing more fulfilling and sustainable homes and lifestyles.

In the course of popularizing HEMS further, there are expectations for the development of new services using HEMS, such as the use of power usage data as big data. This new service is one of these possibilities. By demonstrating that new added value can be created using HEMS, Mitsui Fudosan Residential Co., Ltd. and Toshiba Corporation will work to popularize HEMS further, while actively promoting smart condominiums.

*1 HEMS (Home Energy Management System) is a management system designed to make effective use of energy through functions for visualizing the energy and controlling the electrical appliances used in residences. In this initiative, a cloud-based HEMS (Toshiba HEMS) gathers power usage data by making measurements at several junctions for specific areas of the condominium, such as the living room, kitchen, and air-conditioning. Based on this data, the HEMS analyzes residents’ lifestyles, and provides services in partnership with a service delivery platform (Mitsui Housing Loop) as a business, rather than as a field trial. This is the first undertaking of its kind for a condominium.

*2 Launched in the Tokyo metropolitan area in April 2012, Mitsui Housing Loop is a membership service for residents of housing supplied by the Mitsui Fudosan Group. Besides services offered at facilities related to the Mitsui Fudosan Group, services offered by a large number of business partners are available, including special benefits and bookings of restaurants, special benefits at home appliance volume retailers, and housekeeping services.
