Acquisition of Land for the 270 Brannan (Tentative Name) Office Building Development Project and Establishment of a Branch in San Francisco

Through its U.S. subsidiary Mitsui Fudosan America, Inc., Mitsui Fudosan Co., Ltd. has acquired land in San Francisco for the development of an office building complex tentatively named the 270 Brannan Development Project. At the same time, the Company established its third branch in the U.S. in San Francisco, after New York and Hawaii, to strengthen its platform in the West Coast for capturing and promoting business opportunities.
The tentatively named 270 Brannan Development Project is located in the heart of San Francisco’s SOMA (South of Market) district, which is in high demand these days from companies in the IT and other industries. The site is within walking distance from the Caltrain San Francisco Station, and is convenient for transportation with freeway ramps nearby. It is located in an excellent office environment, surrounded by the good residential neighborhoods of the South Beach district and featuring easy access to work, living and entertainment with many fine restaurants and bars nearby.
The development is a medium-sized office building complex with two wings, North and South, providing 181,461 square feet (approx. 16,858 m2) in rentable space. Plans call for the development of a “creative” office space sought by IT companies, with high ceilings, wide floor plates, and a courtyard to inspire intellectual creativity in employees. Construction of the project to commence in summer 2014 is scheduled for completion in fall 2015.
This project marks Mitsui Fudosan’s first collaboration with SKS Investments, a local developer with a superb track record in San Francisco.
The Mitsui Fudosan Group is aiming to build a high-quality business portfolio in Europe and North America, consisting mainly of the office building leasing business, and has positioned the overseas business as one of its growth areas. Apart from the 270 Brannan Development Project, the Group has an office building leasing business comprised of six properties in New York, Washington D.C., and San Francisco, and is developing residences for lease to individuals in New York. In Hawaii the Group operates a hotel business comprising two properties, including the Halekulani Hotel. Business development in Asia is centered on condominiums and retail properties, where demand is expanding as economies grow and urbanize. Mitsui Fudosan is planning to invest approximately 500 billion yen in overseas business by FY2017 in its Innovation 2017 long-term investment plan.
