Decision to Participate in Two New High-Rise Condominium Projects in Bangkok, Thailand (Total of approx. 1,330 units)

TOKYO, Japan, September 16, 2014 - Mitsui Fudosan Co., Ltd. and Mitsui Fudosan Residential Co., Ltd. today decided to participate in two high-rise condominium projects (approx. 1,330 units) in central Bangkok, the capital of Thailand, through Mitsui Fudosan Asia Pte. Ltd. (headquartered in Singapore), which is a joint venture of both Mitsui Fudosan and Mitsui Fudosan Residential.
The two projects are the Ashton Asoke located in Asok, and the Ideo Q Siam-Ratchathewi located in Ratchathewi. Both projects are distinguished by their locations in central Bangkok.
(1) Ashton Asoke: 50 stories, 783 units (planned)
The planned site is in the Sukhumvit area, one of Bangkok’s most desirable residential areas with a high concentration of offices, retail properties, and upmarket residences. An additional advantage is the highly convenient position for transportation with access to two stations on two different transport systems, namely Asok Station on the Bangkok BTS system (elevated railway) and Sukhumvit Station on the MRT system (subway), the latter being only one minute on foot. To make optimal use of this rare location, the upper level of the building will feature a common-use area replete with a swimming pool, fitness center, and library in order to further enhance the value of the project.
(2) Ideo Q Siam-Ratchathewi: 36 stories, 550 units (planned)
The planned site is adjacent to the Siam commercial area, Bangkok’s principal commercial area, and its location allows a highly convenient lifestyle, with easy access to Bangkok’s distinctive retail property, Siam Paragon, and other facilities. Moreover, the project offers smooth access and outstanding transport convenience, being only 390 m from the BTS Ratchatwei Station, which is only five stops from the Sukhumvit area and three stops from the Silom-Sathorn area, which lies at the heart of the Thai capital Bangkok’s central business district (with a transfer at BTS Siam Station).
The building design incorporates private elevators; dedicated elevator exits planned for each unit, and infinity edge pools; pools whose edges appear invisible, to set it apart from surrounding buildings.

With the addition of these two buildings, Mitsui Fudosan Group now has 11 residential projects under way in Southeast Asia, and a total of 13 projects including retail facilities and hotels. (excluding projects where residences have already been sold)
The Bangkok real estate market has continued to grow steadily over the long-term, and a strong demand for residences is developing in tandem with the increasing population of middle-income earners. Mitsui Fudosan is currently promoting these two projects in collaboration with Ananda Development Public Company Limited. Those two companies have been promoting another condominium project, Ideo Q Chula-Samyan which has 1,598-unit. Ananda is a leading housing developer with the second highest sales of condominiums in Bangkok, and the third highest in all of Thailand (both figures are 2013 results). In carrying out the project, Mitsui Fudosan will leverage the expertise it has accumulated in housing development, marketing, and other aspects in the course of conducting business in Japan and Singapore.
The Mitsui Fudosan Group has positioned the overseas business as one of its growth areas. In Asia, the Group also has residential projects in Thailand, Singapore, Malaysia, Indonesia, and China. In Malaysia, the Group has ongoing projects including “(Tentative Name) Mitsui Outlet Park Kuala Lumpur International Airport (KLIA),” and in China, the Group is developing business including the retail properties “Shanjing Outlet Plaza-Ningbo,” “LaLaport Shanghai Jinqiao (Tentative Name),” scheduled to open in 2017, and “Taiwan Linkou Outlet Project (Tentative Name),” scheduled to open in 2015.
