JR Freight to Develop a Large-Scale Distribution Facility in Tokyo’s Shinagawa Ward
Mitsui Fudosan Selected as Development Project Partner

Mitsui Fudosan Co., Ltd. announces that it has concluded a basic agreement with the Japan Freight Railway Company (JR Freight) regarding development of a large-scale distribution facility to be developed in Tokyo’s Shinagawa Ward after Mitsui Fudosan was selected as the development project partner.

The project site will be within the Tokyo Freight Terminal, which boasts of being Japan’s largest freight terminal station. The site is extremely well-located and highly accessible, forming a contact point for land, sea and air as it is approximately 2 kilometers from both Oi-minami IC and Heiwajima IC on the Metropolitan Expressway Bayshore Route and Yokohane Route, approximately 3 kilometers from the Port of Tokyo Container Terminal and approximately 4 kilometers from the domestic cargo area at Haneda Airport.

The large-scale distribution facility will have five floors above ground and floor space of approximately 161,000 m2. Two ramps will enable large-sized vehicles to enter directly on each floor in what will be a multi-tenant distribution facility. Adoption of an earthquake-resistant structure is also planned, making it a state-of-the-art facility that takes into account the safety and security of customers. Construction is due to start in October 2019 and completion planned for October 2021.

This project has been commissioned to the Mitsui Fudosan logistics business and is its first large-scale management business. Mitsui Fudosan will undertake development operations for JR Freight, plan and propose a development plan, secure tenants and take a master lease and manage and operate the facility upon completion.
