An urban planning decision in March 1999 determined the policy for the redeve-lopment of the Nakanoshima 3-chome area in Osaka City's Kita Ward. Since then, Mitsui Fudosan has been reconstructing the main wing of the Nakanoshima Mitsui Building, the Company's most prominent building in the Kansai District. Construction was recently completed, and an opening ceremony was held on August 2.
The Nakanoshima Mitsui Building is a high-rise office building, with 31 above-ground stories and a total height of 140.15 meters. With a total floor space of 71,269 square meters, it has a building-to-lot ratio of 1,450%, which is the maximum allowable under the urban planning decision. It promises to become a 21st-century-style business hub and center of information exchange in the region. We anticipate that it will help stimulate the Kansai economy and revitalize the local urban area.
On the exterior, we have preserved certain elements of the former building's design, such as vertical lines incorporating main columns and smaller pillars between them. At the same time, we have adopted a combination of glass curtain walls and stainless steel to portray a feeling of openness and sophistication. Inside, standard floors each consist of 1,450-square-meter pillar-free space, with 2.8-meter ceilings, providing an open and comfortable environment for workers.
In consideration of the environment and saving energy, we have installed a fresh-air air-conditioning system, an ice regeneration system for night-time power use, and switches enabling occupants to isolate and adjust air flow and illumination volumes according to designated zones. The combined use of external louvers and double-glazing helps reduce the effects of the sun's rays on the building's air-conditioning system. These touches reflect our intention to create an energy-efficient, environmentally friendly building.
We have adopted a grid-shaped ceiling structure consisting of sets of independent steel panels aligned in a lattice pattern. Each panel has an air-conditioning outlet valve, lighting, sprinkler, and other components. This configuration facilitates relocation of lighting fixtures associated with office layout changes. It also enabled us to reduce costs and shorten the construction period. The amount of waste was also reduced, helping the environment.
Amid rapid innovations in communications technologies, the needs of tenant companies have become more sophisticated and diversified. To meet these needs, we have installed 125mm OA floors, as well as a no-blackout, main-outlet circuit system, which serves as a backup in the event of electricity outage. In addition, we have brought in equipment from multiple major communications carriers. In these and other ways, we have introduced innovative systems to satisfy tenants' needs.
For the comfort and convenience of office workers, the building has an integrated food court area that will include take-away food providers, cafes, and other services. The atrium at the main entrance on the north side features displays of artwork from such artists as Rubious and Serpentine, to welcome workers and visitors.
The Nakanoshima Mitsui Building was designed from a "workers first" perspective, based on the ideal view of an office from the standpoint of those working in it. The building embodies Mitsui Fudosan's asset strategy, which calls for provision of office buildings that are highly competitive in both product and service terms. Major tenants include Toray Industries, also an occupant of the old building. In the evening of its opening day, the entire building will be lit up, providing a new face to the central Osaka nightscape.
