Mitsui Fudosan Group Also Releases its 2023 DX White Paper Summarizing its Digital Transformation Policies, Promotion Structure and Case Studies

Tokyo, Japan, December 18, 2023 – Mitsui Fudosan Co., Ltd., a leading global real estate company headquartered in Tokyo, announced today that it has received a 2023 Information Technology Award (Area: Social Issue Resolution)*1 from the Japan Institute of Information Technology (“JIIT”) in recognition of its Logistics Properties Business Division’s efforts to resolve the so-called “2024 Problem in Logistics”*2 using IT. This is the fourth consecutive year Mitsui Fudosan has received an Information Technology Award since its first award in 2020.

This year’s award was given in recognition of the Company’s efforts to address the “2024 Problem in Logistics” by going beyond the bounds of the real estate industry, collaborating with a wide range of partners to streamline logistics utilizing IT and contribute to sustainability, and aiming to solve not only issues in the Company’s business and that of its customers, but social issues throughout Japan.

Mitsui Fudosan also released the 2023 edition of its DX White Paper, which summarizes the progress it is making in digital transformation, related achievements as well as case studies being promoted.

Mitsui Fudosan intends to further promote DX with a view to providing customers with “Real Estate as a Service,” rather than as a thing.

Reasons for the Award

  1. Business reforms through digitalization
    By combining real-life facilities with digital infrastructure and IT, the Company is working to shift from the real estate leasing business to business as provider of services.
  2. Opening of automated logistics center and improved truck loading rates
    In November 2022, Mitsui Fudosan opened the EC Automation Logistics Center as its own EC warehouse. This facility achieves automation and manpower savings while also making effective use of the height of the space by, among other measures, introducing state-of-the-art automation equipment. In addition, the Company offers joint use of the facility to other EC operators, and is working to maximize labor savings in the warehouse and improve truck loading rates through joint deliveries.
  3. Reduced driver standby times
    The deployment and linking of a berth reservation system with, at some facilities, a vehicle number authentication system for entering and exiting the facility, will help level truck congestion while improving streamlining of cargo handling operations, leading to a reduction in driver standby times.
  4. Wide-ranging partnerships and solutions
    In April 2023, Mitsui Fudosan established a new Innovation Department within its Logistics Properties Business Division. The Company is able to propose optimal solutions by identifying issues among its approximately 120 tenant companies, then partnering with about 50 support companies to bring together their cutting-edge technologies.

This is the fourth consecutive year that Mitsui Fudosan has received this award, following an award in the Management area in 2020; in the Social Issue Resolution area in 2021; and in the Customer and Business Function area in 2022. This latest award in the Social Issue Resolution area, was given for the companies’ efforts with pilot programs and activities contributing to the social good without regard to business results.
  • 2 The Act on the Arrangement of Related Acts to Promote Work Style Reform will be applied to truck drivers beginning April 1, 2024. The “2024 Problem in Logistics” refers to the problems arising from limiting overtime work to 960 hours per year (80 hours per month).

Mitsui Fudosan launched the Logistics Properties Department (currently, the Logistics Properties Business Division) in April 2012, marking the start of its full-fledged engagement in logistics facility development. Mitsui Fudosan has released its 2023 DX White Paper, which contains areas of focus, achievements, and case studies related to DX promotion at the Company. It is intended to provide shareholders and investors, customers, partners and others with a broad understanding of Mitsui Fudosan’s DX promotion while also highlighting the appealing features of its DX projects in areas such as hiring.
